M E M O R A N D U M Other comments to assist the applicant from staff review of the attached site plan attached to the environmental checklist are as follows: 1. The traffic signal pole and control box relocation or protection is not addressed by the attached site plan. Washington State Dept. of Transportation will require review /approval of work in Pac -Hwy. 2. Biofiltration is to be incorporated where /if possible into the revised drainage /landscaping. An oil /water separator will be provided prior to discharge into the public system. 3. Coordinate underground tank replacement with the Fire Department. If over 50 cubic yards of material are to be moved a Land Alter - in permit will be issued by Public Works. If a DOE permit for cleanup of contaminated soils occurs, the City will inspect the cleanup through the Land Altering Permit. 4. Dedication of the appropriate R/W or easements for the new sidewalks along Pac -Hwy and S 144 St will be a requirement of the development under the curb cut /access /sidewalk Permit. However, applicant needs to understand that there is a deficiency in the storm drainage system in Pacific Highway as identified in the Crestview Drainage Basin Study. 6. A detailed landscape plan is required with the Building Permit submittal. 7. Temporary curbing around street light pole and control box is temporary. Requirement for no- protest agreement for street improvement LID will be evaluated with building permit. 8. ENVIRONMENTAL CHECKLIST Purpose of Checklist: The State Environmental Policy Act (SEPA), chapter 43.21C RCW, requires all governmental agencies to consider the environmental impacts of a proposal before making decisions.
