Prior to final approval, your short plat must meet the requirements of the Tukwila Short Subdivision Ordinance. Below are the additional items which need to be completed for final approval of your short plat. ADDITIONAL ITEMS TO BE COMPLETED Streets /access: 1. Lot 2 will use the proposed 40' access /utilities easement on Lot 1. The legal descriptions need to be revised to include a description of the easement. Please note that, within the 40' easement area, the future access drive will require a 20 -foot wide gravel or paved surface. 2. The Subdivision Code requires that South 146th Street meet current road right -of -way (ROW) standards. City ROW standards require that South 146th have a minimum ROW width of 50 feet. Currently, the ROW is only 40 feet wide. Therefore, an additional 5 feet of ROW is required along your property along South 146th. The water system which serves your area has been identified as deficient in the interagency (Tukwila /Water District 125 /Sea Tac) analysis of Water District 125. The cumulative effect of subdivisions in your area will result in future supply deficiencies for your property and others. Consequently, you are required to sign a Water System No Protest Agreement for future upgrading of the water system. The form is attached. 4. A maintenance agreement is needed for the commonly used utilities and access. Revise easement descriptions, or include a separate maintenance agreement, to identify how (or if) the properties will share responsibility for maintaining common storm drainage, water and sewer facilities, and common access road. A sample maintenance agreement is attached. For your information, the Tukwila "undergrounding ordinance" requires that all utilities be placed underground. For more information on utilities and street requirements, please contact John Pierog of our Public Works Department at 433 -0179. Fire protection /service: 5. A turn - around at the end of your access road is required for fire vehicles. Your survey must be revised to show a fire truck turn - around or hammerhead. Also, the legal description of the easement must include the turn - around area. 6. Future residences on your lots will need to be sprinkled. To ensure adequate fire protection of future structures, you will need to do the following: a) Verify with the Fire Department that adequate flow and residual pressure is available for sprinkling. b) Add a notation to the survey which states that all future homes will be required to have sprinkler systems, per Tukwila codes, prior to issuance of building permits. If not completed, the current application will expire and a new application would be required. In order to forward your application to the Short Subdivision Committee for final approval, you must complete the following conditions: 1) complete the items listed in this letter; and 2) install any required site improvements which have yet to be constructed (e.g. roads, utilities). Alternatively, you may provide assurances for future construction of these improvements by signing the attached Agreement(s) with the City, or through posting of a bond for 150% of the construction cost. When these conditions have been met, your application will be forwarded to the Short Subdivision Committee. Review by the Committee requires approximately one week.
