Per the attached 12/17/90 revision from Sprout Engineering, suffi-
cient information has now been provided to Public Works, allowing
Public Works staff to recommend approval of this lat— I-ine— adjustment
with the following requirements: - 547 /'Wt
1. Geotechnical /Hydrological Report by a Washington State licensed
engineer for City review and approval for use of construction
on Parcel B shall accompany any building permits.
2. Structural engineer will analyze remaining rockery to ensure it
(remaining rockery) as stable.
3. Driveway development of Parcel B requires daylight basement
garage. .
4. New fence is required behind new retaining walls for safety.
It should also be noted that extension of sewer and water
to 144th Street may be required at the time of development
sewer and water.
Therefore, Public Works staff recommends approval of the
line - adjustment.

Attached please find S.P. #90 -5-SS for Darla Bennett. 'We have made, the
.changes on the Short Plat to address the comments which.were'the result of the
recent reviews by the various Community Development Staff. I should point out
the following: ;
a. The Transamerica Title Insurance Company report of June 1990,
reflect no easement on the property. •
h. The'patio and shed are to be removed.
c. I believe the existing house will comply with.the setback
requirements under this short plat, and the proposed house on
Parcel A must comply if an when a building permit. is applied for.
d. Each of the two lots will have it's own driveway as indicated.
The driveway serving Parcel B can be built thru an existing "curb
cut" with a grade less than 15% with the addition of some rockeries
as noted. (One rockery 25' length and one rockery 40,'.length).'
e. All high rockeries shown'are existing.and have been so for many,
years, with very good stability.
Please call me if something more is required and I will respond'
immediately. .
