The applicable sign code regulations are listed below in bold, followed by pertinent findings. Section 19.32.140 "Upon application to and approval by the Planning Commission, the permitted sign areas provided in Table 1 may be increased no more than fifty percent for each doubling of the required minimum setback distance for the wall upon which a particular sign is to be placed, but in no case shall sign area exceed that permitted in Section 19.32.150. The area of all signs on an exposed building face for each business shall be as provided in Table 1. Area (L x H) -- Sq. Ft. Given the size of the building it would be comparable to the existing signage. Based upon the exposed building face, the applicant is permitted outright a sign of 30.2 square feet. The applicant's building is set back 310 feet from Strander Blvd. The zoning for the property is C -P which requires a front yard setback of 20 feet; or when the height is over 20 feet, front yard shall be 20 feet plus 1 foot for each foot of building height over 20 feet, but not to exceed 75 feet in height. Since the building is set back further then the required distance, the applicant is requesting special permission under section 19.32. 140 for a larger wall sign. STAFF REPORT 90- 19 -SPE Page 3 CONCLUSION RECOMMENDATION The applicant's request for 37.8 square foot sign seems ap- propriate for the following: 1. The minimum setback requirement in a C -P zone is 20 feet. This building is set back 310 feet from the public right of way. 2. The increase from 30.2 square feet to 37.8 square feet is compatible with the existing wall signs on the building. 3. The applicant meets the requirements for approval and design of the signage with the twenty -five percent increase remains in keeping with the intent of the City's Sign Code. Located on the south end of the Southcenter Plaza, the applicants building facade is 28 feet in length and 22'6" in height thus allowing a 30.2 square foot sign. The applicants location in the center is set back 310 feet from Strander Blvd which doubles the required minimum setback more than once. Therefore our request for the larger sign is based on Sec 19.32.140(A) "Upon application to and approval by the planning commission, the permitted sign areas may be increased no more than fifty percent for each doubling of the required minimum setback distance for the wall upon which a particular sign is to be placed, but in no case shall sign area exceed that permitted in Sec 19.32.150." The applicant meets the requirements for this approval and the design of the signage with the twenty -five percent increase remains in keeping with the intent of the code.
