Dear Mr. & Mrs. Scheffer:
This letter is in response to your written request for the
reduction of your front yard setback from 30 feet to 22 feet. The .
requirements for R -1 7.2 (Single - Family Residential) front
building setback is 30 feet.
It appears that your address fronts onto 59th Place South. The
setback distance from the property line appears to be 50 feet,
while the requirement is 30 feet. This meets the minimum front
yard setback in a R -1 7,200 square feet zone. The second front
yard setback shall be half of the required 30 feet.
Therefore under Section 18.50.070 (3) Zoning Code, your waiver
request is not necessary.

We are planning to build a residence at 14710 59th Ave. S.
in Tukwila and understand that in our case the planning
department will determine frontyard requirements, fron'tyards
usually being 30' or in keeping with the neighborhood, The
t rontyar of the "newer residences" facincr us on 59th Ave. S.
are 20', so we ask that our frontage on this street be allowed as.
drawn at 22' to the garage. This loft has frontage on 147th St.
and 59th Place S. where we have allowed over 30' for
"fr•ontyards ". We hope we nave fulfilled the requirements . .for
frontyards, and may build as drawn on our plot plan. Thank you
