Dear Mr. Nicholls:
This letter is in response to your written request for the
reduction of your front yard setback from 30 feet to 22 feet. The
requirements for R -1 7.2 (Single - Family Resident) front yard
building setback is 30 feet.
The prevailing setback pattern in your area range from 5 feet
setback to 35 feet setback. With the average setback distance of
19.13 feet. Therefore, under section 18.50.070 (3) Zoning Code,
Your waiver request is granted.
