Grantors shall not be required to consent to construction by the owner of the servient estate unless the notice to Grantors demonstrates that the improvements proposed by the owner of the servient estate are of adequate, permanent and appropriate design location and specification to accommodate at a minimum all of the then existent legal requirements for use in common by Grantors and the servient estate of the easement area for ingress, egress and utilities to both the dominant and servient estates, including provisions for connection to any proposed driveway improvements, when extended to the dominant estate and for the extension for all VII. Without the prior written consent of Grantors, no owner of the servient estate shall have the right to grant additional rights to third parties in all or any portion of the easement area nor shall any owner of the servient estate burden the easement area with any use beyond that created by the anticipated construction and occupancy of one single family residence on the servient estate. Without the prior written consent of the owner of the servient estate, Grantors reserved ingress and egress rights shall not extend beyond providing ingress and egress for one single family residence on the dominant estate.
