Shoreline Substantial Development
Permit #590 -14 -8237
We would like to formally request the allowable one year
extension for Phase II of the above referenced permit. Phase I;
Fort Dent Two Office Building, is currently under construction
and all shoreline work has been completed. We did, however,
experience delays in starting phase I due to unacceptable market
conditions, high construction costs and difficulty in locating
acceptable financing. Consequently, the Fort Dent Two delay
pushed back the schedule for Phase II; Fort Dent Three.
With a one year extension, we feel the entire project can be
completed on time. Please contact us if you have any questions.

Attached is a memo from the Architect (LDG) dated 9 -15 -89 with
calculations for the original proposal for Fort Dent II. The
numbers for the new proposal are based upon information from JCR
(Katie Grief).
Original Proposal (Mithun Partners) /File 88- 11 -DR:
70,524 SF (68.3 %) impervious surface
32,699 SF (31.7 %) pervious surface
103,223 SF - Total Site Area for Fort Dent II
New Proposal (Linardic Design Group) /File 89 -9 -DR
75,353 SF (73.0 %) impervious surface
27,870 SF (27.0 %) pervious surface
103,223 SF - Total Site Area for Fort Dent II
Also, the height of the revised Fort Dent II building (39 feet,
6 inches) is less than the original proposal (40 feet).
Based on those numbers provided to the City, the increase in the
amount of impervious surface is less than 10 %. Since the
buidling height has been reduced, the Shoreline Permit
limitation (WAC 173.14.064) criterion for maximum of a 10%
increase for both the building height and ground coverage has
been met.

The improvements will consist of developing a 65,000 sq. ft. and 46,000 sq. ft.
Class A office buildings, associated parking and landscaping. The three story
buildings will be similar to Fort Dent One to the south which was developed by
the applicant. The Green River is located to the north and east of the property.
Fort Dent Park is beyond theRiver to the north and northeast. Vacant land, the
Green River and more vacant land lie to the south and southeast. The Fort Dent
Access Road, Fort Dent One office building, vacant land and Interurban Avenue lie to
the west. I HEREBY CERTIFY that I am the above - mentioned applicant for a
permit to construct a substantial development pursuant to the
