Colorado Corporation REQUEST: Review of a unique sign. LOCATION: Southeast and southwest corners of 53rd Place South and Slade Way intersection. COMPREHENSIVE PLAN DESIGNATION: Low Density residential ZONING DISTRICT: R -1 -12.0, Single family residential SEPA DETERMINATION: Not applicable ATTACHMENTS: (A) Site plan and elevation STAFF REPORT 87 -5 -SPE: Silverview Sign Page 2 BACKGROUND DISCUSSION (22/87 -5 -SPE) FINDINGS A unique sign, according to the Sign Code, is a building or other structure of unique design and exterior decor, where the entire structure may be considered an advertising device including, but not limited to, shapes imitating hats, boots, tires, statues, parts of anatomy or manufactured items such as airplanes, cars, boats, carriages, or symbols which may or may not contain lettering. Unique signs are prohibited unless specifically approved by the Planning Commission. Sign permits for unique signs may be approved if, in the judgment of the Planning Commission, the effect of the sign would not contribute to a cluttered, confusing or unsafe condition. The proposed sign for the Silverview subdivision is 40 square feet and is standard red and Norman brick. Nine -inch high aluminum letters will spell "Silverview ", the name of the 22 -lot subdivision (Attachment A). The height of the sign varies from 3 feet to 8 feet due to the grade of the property slopes down from west to east. The sign is set back outside of clear vision triangles at the intersection and does not interfere with safe sight distances. The signs are effective entry monuments that/five the subdivision residents a sense of place.
