VanDusen, Mayor MEMORANDUM Mario A. Segale owns Tax Lot 55 along the south side of South 180th Street at Andover Park West. A short plat application is to divide this 39.74 - acre lot into four lots to permit immediate development on three of the lots (Exhibit A). A small sliver of the easterly portion of Tax Lot 55 (along the Green River) is to be combined with the southerly adjacent Tax Lot 18, and a small portion of Tax Lot 18 is to combined with the southwest corner of Tax Lot 55, all in a Boundary Line Adjustment processed separate- ly (see attached map, Exhibit B). The property is zoned M -2 which has no minimum lot size or lot dimension requirements (TMC 18.50.020). Lot 1 is to contain the new office build- ing and bank recently approved by the Board of Architectural Review (86- 13 -SMP). On lot 2 is to be the drive - through banking facility also approved by the Board, which is to be located on the irregularly shaped easterly appendage of Lot 2. Lots 3 and 4 are to be developed in the near future. The approved site plans raise no concern of lot size or lot dimen- sions. The private road extension of Andover Park West property. Existing private access easements serve existing development and southerly parcels owned by the applicant. This access is adequate.
