The Committee will meet on Tuesday, February 19, 1985, at 3:00 p.m. in City Hall
Conference Room #3 to discuss the following application:
Application 85- 03 -SS: Douglas T. Harris Short Plat
Douglas T. Harris owns the existing residence at 5157 So. 168th St., which occupies a
26,342 sq. ft. parcel (Exhibit A). He proposes to subdivide the property into two lots.
Lot 1 will consist of 9,600 sq. ft., and Lot 2 will contain 16,742 sq. ft. The
existing residence is located on proposed Lot 2, 51.9 feet from the proposed property
line shared with Lot 1.
The property is zoned R- 1 -9.6, requiring the following:
1. 9,600 sq. ft. minimum lot area
2. 50 ft. minimum lot width
3. 8 ft. side yard setback for the existing residence.
Section 17.08.070.1, Tukwila Municipal Code requires the following be available:
1. Adequate water supply
2. Adequate method of sewage disposal.
3. Storm drainage improvements and storm sewers
4. Fire hydrants
5. Access
6. Deed, dedication, and /or easements
A 4" water line of Water District #75 serves the property from S. 168th St. In this
street also is an 8" sanitary sewer line. Storm sewer provisions exist easterly in
53rd Ave. So., not in S. 168th St. adjacent to the property. A fire hydrant is
located approximately one block north of the site in 53rd Ave. S. Access is available
to 53rd Ave. S. without requiring dedication of additional easements.

The aforementioned demonstrates substantial compliance with Titles 17 and 18 of the
Tukwila .Municipal .Code relative to subdivision of property. Therefore, it is
