The Committee will meet Tuesday, March 19, 1985, at 3:00 p.m. in City Hall Conference
Room #3 to discuss the following application:
Application 85- 09 -BLA: Mario A. Segale Boundary Line Adjustment
Segale Business Park owns the property, except for two tax lots, between the Green
River and Southcenter Parkway and S. 180th St. In order to facilitate future short
platting of the property to coincide with existing buildings and operations, Mr.
Segale is requesting revision of existing lines of four tax lots. The revision will
encompass most of the existing northwesterly industrial building. (Exhibit A).
The M -2 zoning of the property requires the following per Section 18.50, Zoning Code:
1. 25 -foot front yard setback.
2. 5 -foot rear yard setback.
A survey of the property indicates that the existing building complies with the Zoning
Code.
Section 17.08.070.1, Subdivision Ordinance, requires the following be available for a
short plat (the closest procedure to a boundary line adjustment):
1. Adequate water supply.
2. Adequate method of sewage disposal.
3. Storm drainage improvements and storm sewers.
4. Fire hydrants.
5. Access
6. Deed, dedication, and /or easements.
Water District #75 serves the property. A private sewer system provides sanitary
sewer service. Adequate storm drainage exists, as do fire hydrants. Access to the
revised lot is from Southcenter Parkway. Revised legal descriptions are attached.
Based upon the information supplied staff preliminarily finds the application to
conform to the Zoning Code and Subdivision Ordinance. Therefore, our preliminary
recommendation is for approval by the Committee.
