The property was a portion of a short plat approved on April 3, 1980 (79- 26 -SS). A binding site improvement plan was approved on the property on August 6,' 1980 (80 -21 -BSIP) creating three parcels. At this time the applicant is requesting that the three parcels be formerly approved as a short plat in order to create three legally separate parcels. The M -1 zoning of the property requires the following: 1. 25 -foot front yard and 5 -foot rear building setbacks per TMC 18.50.020. 2. 15 -feet of landscaping in the front yard per TMC 18.52.020.
