The Committee will meet Friday, January 18, 1985 at 3:00 p.m. in City Hall
Conference Room #3 to discuss the following application:
Application 84- 35 -BLA: Continental Lime, Inc., Boundary Line Adjustment
Continental Lime, Inc., applied to adjust the existing boundary lines of three.
existing lots of M -1 (Light Industry) zoned property at the southeasterly corner
of South 133rd St. and South 134th St. Proposed .parcels A and B (attached '
Exhibit A) and Lot B of Short Plat 80- 13 -'5i5 (attached Exhibit C). Short Plat •

81- 39 was approved on April 30, 198, and Short Plat 80- 13 -55 was approved on
August 21, 1980.
The lots are undeveloped, except for the Farwest Paint Manufacturing Company r
facility located on proposed Parcel A (designated as "existing building ").
This building is setback 5 feet from the line separating proposed Parcel'A and •
B, which conforms to building setback requirements of . TMC 18.50.020 fora rear
yard.
As a result of the application Farwest Paints (California Avenue Company) intends
to construct a warehouse building on proposed Parcel B (attached Exhibit D).
This development will be reviewed separately for conformance with applicable
City ordinances and regulations.
TMC 18.50.020 does not stipulate minimum lot sizes or dimension requirements
in the M -1 zone. However, the proposed parcels are larger than those lots
previously approved on the perperties.
RCW 58.17.040(6) exempts boundary line adjustments from the platting process if
the proposal "...does not create any additional lot...which contains insufficient
area and dimension to meet minimum requirements for width and area for a building
site..." TMC Title 17 (Subdivision Ordinance) sacks specific requirements for
boundary lines adjustments, however, the short plat process of TMC 17.08.060 is
followed. The proposal appears to comply with City requirements for subdivisions.
Based upon this analysis it is recommended that the proposal be approved as .
submitted.

Our interest in purchasing this land is for erecting a tilt -up concrete
warehouse building of 10,000 to 15,000 square feet.
From our verbal understanding we are of the opinion we can purchase this
property immediately south of (old) South•.133rd and bordering on west by
S. 134th South at a price satisfactory to us.
We have a copy of drainage report, building foundation information, etc.

Geotechnical Evaluation by Pacific Testing Laboratories.
