Subject: Proposed February 24 -27 Auto Sale, Parkway Plaza
Thank you for the information supplied yesterday regarding the proposed
outdoor auto sales promotion at Parkway Plaza. As you know, the provisions
• of the recorded agreement implementing a cooperative parking facility at
Parkway Plaza require approval by the Planning Director of outdoor promotional
events. The material included in your February 14th transmittal has been
reviewed, and the proposed event has been discussed with representatives
of the Parkway Plaza Merchants' Association. This letter constitutes
approval of the auto sale according to the terms described in your transmittal.
However, please take note of the following concerns:
1) Parking count--The aforementioned cooperative parking agreement was
drafted to ensure that outdoor /seasonal promotion activity will not
interfere with on -going commercial activity in the complex,
especially once the cinema is operating. Since the proposed auto sale
will predate the opening of the six -plex theater, parking counts are
not required at this time. As a matter of record, however, it is the
City's intent to require records of actual parking useage at Parkway
Plaza after theater operations begin, prior to approval of any
promotional event which displaces use of available parking stalls.
Signing - -By way of reminder, all signing for the event including
temporary signs must conform to the stipulations of TMC Title 19.
Please coordinate with Building Official Al Pieper on matters pertinent
to signing.
Proximity of display vehicles to the street -- Consistent with the City's
concerns to minimize hazardous distraction of motorists' attention
from Southcenter Parkway, please locate all display vehicles and signing
away from the roadway. It would be particularly helpful in this regard
if you would refrain from placing display vehicles in the row of
parking stalls closest to the Parkway as'indicated on your site plan.
