Normally this notice would have come to you sooner, but our workload prevented us from keeping more current. Your sign permit is ready to be picked up at our Building Division. Mr. Collins read the staff report requesting approval of sign area increase. Mr. Collins noted that there was a typographical error in the introduction of the staff report - the exposed building face mounted wallwas stated as 122' x 24', it should have read the exposed building face mounted wall is :172' x 24'. The applicant was not present at the meeting. MR. ORRICO MOVED THAT THE PLANNING COMMISSION APPROVE APPLICATION 83 -15 -SPE, DINING INTERIORS, FOR A 25 SQUARE FOOT SIGN PER EXHIBIT "A" AND "B." MOTION PASSED. Mr. Collins asked that anyone interested in going to the PAW Conference let him know that night so he could sign them up. . The meeting was adjourned at 9:00 p.m. TUKWILA PLANNING COMMISSION Brad Collins Planning Director BLK /BC /blk AGENDA ITEM V) A INTRODUCTION PLANNING COMMISSION STAFF REPORT .FINDINGS CI T Y OF TUKWILA PLANNING DIVISION 83- 15 -SPE, Dining Interiors Dining Interiors is requesting approval of an increase in the sign area permitted for their tenant space at Parkway Plaza Shopping Center. The sign is to be 2k" x 10' and wall mounted on a 12 x 24' exposed building face. 1. The proposed sign will be 25 square feet in area per Exibit A. CONCLUSIONS RECOMMENDATION BC /blk \R -1•120 R-1 -96 2. Table 1 of TMC 19.32.140(A) permits out- right a sign area of 21 square feet on the / proposed exposed building face. eptember 22, 1983 C - C -M C -M II K 3. The proposed site is zoned C -2 (Regional Retail Business), which has a 20 foot setback requirement in the front yard. 4. The tenant location is setback at least 28 feet from property lines and access roads per Exhibit B. 5. Upon application to and approval by the Planning Commission, the permitted sign areas provided in Table 1 may be increased in this case to no more than 25.2 square feet when the exposed building face is setback at least 28 feet. Md 6. The Parkway Plaza tenant spaces do not qualify for signage under TMC 19.32.150. TMC 19.32.140(A) provides for review and approval of shopping center signs which do not qualify under TMC 19.32.150. The intent of the Tukwila Sign Code is to permit signs up to 6% of the exposed building face where larger commercial sites and increased setbacks protect streets by minimizing clutter and distraction which would threaten orderly and safe..traffic movement. The requested signage meets the allowances which can be approved per TMC 19.32.140(A).
