The Committee will meet next Thursday, October. 20th at 3:30 p.m. in City
Hall Conference Room #3 to discuss the following applications:
Application 83- 17 -SS: Graydon Smith Short Plat
The applicant proposed to divide an approximately 9.31 acre parcel into
four separate lots consisting of 2.83 acres, 1.91 acres, 2.64 acres, and
1.93 acres each. All lots will continue to access on S. 152nd St. to 57th
Ave. S. Lots 1 and 3 contain 66 and 47 multi- family units, respectively,
developed as Hampton Heights.
The principle concern is satisfying building setbacks along the easterly
property line of Lot 1 (Section 17.08.030.1, TMC). This line may need to
be moved 31.feet east to produce the required 8' setback. Resolution of
this issue may occur through additional title information requested of the
applicant.
.Topography on the eastern lots 2 and 4 consist of two knolls or hills
sloping steeply toward the existing Sunwood development. Extension of
S. 152nd St. by future development of these lots will not connect to
Sunwood, but is intended to be vacated for the'most part. Concern for the.
topography (Section 17:08.030.3, TMC) appears essentially within the
jurisdiction of review of building permits on the individual lots. Of
particular concern will be the grading and excavation plan for future
development.
Application 83- 20 -SS: Eugene W. Ives Short Plat
A 39,145.56 square foot ownership to two lots is proposed to be subdivided
into three lots of 13,048.52 square feet each. The lots front and
access to 56th Ave. S. Single family residence are located on two of the
lots in conformance with applicable building setback requirements. On the
third lot an old barn traverses the rear property line - a prior noncon-
forming situation.

The newly created lot (containing only the portion of the barn) is slightly
undulating and lies approximately from 3.to 6 feet above the grade of
56th Ave. S., contained.by a near vertical rock retaining wall. While this "
elevation does not fall within the concerns of Section 17.08.030, TMC, con-
cern appears valid regarding the future driveway into the parcel. Perhaps
a note or condition should be placed on the plat for City review and
approval of the driveway location at the time of building permit evaluation.

buildings and 66units. This equates to 11,76 stalls per unit.
There is some confusion over the setback of the building on the
Southeast Corner of Lot 1. The as -built plan drawn September 23,
1976 shows a dimension of 385' on the East /West line. This figure
would give us a setback of only. 5' from the Easterly line.
However; the actual subdivision line is 390 feet from the. Westerly
property line giving us an additional five feet, or a total set-
back of ten feet from the property line (in 1976, I had no
intention of Short Platting this land).

COUNTY, WASHINGTON:
B. DURING DAYLIGHT HOURS AT A TIME MUTUALLY SATISFACTORY TO GRANTORS
AND GRANTEES, GRANTEES AT THEIR OWN EXPENSE SHALL HAVE THE RIGHT TO
ENTER ON HARRISON PROPERTY TO PRUNE, TRIM OR CONTROL ANY TREES,
BUSHES, GROWTH OR VEGETATION THEREON TO THE ELEVATION STATED IN
PARAGRAPH "A" ABOVE. ANY SUCH OPERATIONS WILL BE CARRIED ON IN

OPERATIONS, AND WILL PROVIDE GRANTORS WITH EVIDENCE OF LIABILITY
INSURANCE NAMING THEN AS INSUREDS BEFORE ANY SUCH WORK IS PERFORMED,
IN THE SUM OF NOT LESS THAN $100,000.00 FOk EACH OCCURRANCE, WITH
THIS AMOUNT INCREASED TO THE LIMITS OF THE COMPREHENSIVE LIABILITY
INSURANCE COVERING THE HARRISON PROPERTY UPON THE WRITTEN REQUEST OF
GRANTORS.
AT THEIR OPTION GRANTORS MAY LOWER THE GRADES ON THE HARRISON PROPERTY
