SUBJECT: Meeting of December 8, 1983
The Committee will meet Thursday, December 8, 1983 at 3:30 p.m. in City
Hall Conference Room #3 to discuss the following application:
Application 83- 24 -BLA: Mr: & Mrs.: Jimmy L. Patton Boundary Line Adjustment
Mr. and Mrs. Patton collectively own two existing single family zoned
lots (see attached proposed plot plan). Lot 1 is owned together by both
Mr. and Mrs. Patton. Lot 2 is owned exclusively by Mrs. Patton. Their
residence is located on Lot 1 near the existing southerly property line.
In order to add a detached garage along the south side of the house,
their property line must be moved more southerly to encompass part of Lot
2.
John R. Ewing & Associates indicated the proposed garage can be adequately
located within the revised property line in conformance with required
Zoning Code building setbacks. A building permit for the garage is being
held pending completion of the lot line adjustment.
This application appears very straight forward, without controversy and
lacking unresolved issues. Therefore, it is recommended the application
be approved.

Dear Mr. and Mrs. Patton:
Mayor Gary Van Dusen asked me to answer your questions about what the City
is doing on shifting the property line between the lot you own together and
the lot Mrs. Patton owns. Together you own the lot on which your home is
currently located. South and next to that lot is the larger lot owned by
Mrs. Patton. John R. Ewing and Associates has requested to move the line
between the two lots.
I am the City staff person the Ewing Associates request, and hope-
fully I can clear up any questions.
For the lot line between your two lots to be moved to make room for your
garage, two things must happen. First the City must approve the shift of
the lot line. Second, Mrs. .Patton must by quick claim deed give you both,
together, that part of her lot which becomes part of the lot your home is
on and which you both own. The reasons for these requirements are first the
City must approve shifts in property lines and second two separate ownerships
are present: A. the lot you own together and B. the lot Mrs. Patton, her -.
self, owns.
All of this is being handled by Ewing and Associates and should be finished
by the end of November. It sounds complicated, but it is only a change on
paper of ownership and a lot line. But even so, approval is required.
