Committee Members in attendance were Ted Uomoto,Public Works Director; Jim I-Ioel, Fire Marshall; and Mark Caughey, Acting Planning Director. The meeting convened at 2:54 p.m. in City Hall Conference Room #3, Item #1: .Application 81 -7 -BSIP (Sarm) Ronald Sher was present on behalf of the application. Mr. Sher explained that the Binding Site Plan is needed to create a separate building parcel on the "Pacific Stereo" site, but that overall ownership would remain undivided. The precise use of the new retail building which would. follow BSIP approval has not yet been defined. The committee then discussed the adequacy of existing utility infrastructure components, and determined that they are adequate to serve expanded site develop- ment. An inscription controlling disruption of the Strander /Southcenter Parkway was proposed, however, consistent with the senior engineer's letter of 17 February 1981. NOVED BY MR. UOMOTO, WITH MR. Radd and Associates, AIA World Trade Center San Francisco, California 94111 RE: Pacific Stereo - Store #2 Mr. Radd: February 17, 1981 The Public Works Department has reviewed Drawing #P -1 (attached) and requests resubmittal of this site plan per the following comments: Invert elevations of all side storm drains. and sanitary side sewers shall be indicated at points these lines come out of buildings, at bends and at the points these services intercept existing storm and sanitary mains. A 0.5% minimum slope is required for side drains and 2% minimum slope for sanitary side sewers. A minimum of 5 l.f. separation between all lines shall be provided. The sanitary side sewer shall be 6" minimum 0 and the side drain shall be 8" minimum 0. 12" cover for concretes or D.I.P. pipe is required and 36" cover for P.V.C. or flexible metal pipe shall be provided. Class "B" bedding shall be provided. Clean outs shall be provided at all bends, junctions and at the property line for sanitary line. The storm service shall have a structure at all bends. In order that conflicts between your construction activities and the vehicular /pedestrian traffic at the intersection of Strander Boulevard and Southcenter Parkway is minimized, the gas and water services shall be relocated to 50 1.f. or more south of the south margin of Strander Boulevard; Because of the intense use of these transportation corridors, all service installations in Southcenter Parkway shall be jacked, tunnelled or augered beneath the street. A maximum 4' x 6' opening in the pavement of Southcenter Parkway is allowed at the points of connection of the services to the main lines. All utilities shall be identified in the street in the resubmittal plan, including the high pressure gas line at the east side of the street. In the construction phase, the developer shall be responsible for notifying all utility companies, that have utilities in the street, what his constructigp schedule will be, far enough in advance to allow the utilities to take whatever measure necessary to protect their facilities.
