MAINTENANCE AGREEMENT
'The owner, heirs or assigns of Lot 3 and 4 of this Short Plat
shall share equally the cost, responsibility and liability for
construction, maintaining and repairing the private road (easement)
described in the Short Plat in accordance with the City of Tukwila
requirements. Said road shall be surfaced with crushed gravel,
and shall be kept serviceable, and open, at all times.

to exceed four (4) inches in diameter, to be connected to the six inch
diameter sanitary side sewer line described above. Which easement shall be

TON AUTHORIZING THE ADMINISTRATION TO ACCEPT
GRANTS OF EASEMENT FOR CONSTRUCTION AND
MAINTENANCE OF UTILITY LINES WITHIN SHORT
SUBDIVISION 81- 17 -SS.
WHEREAS, The property generally described as Tract 3,
Sunrise View Addition, according to the unrecorded plat thereof, was
approved for a short subdivision into four lots on 21 May 1981 by the
City's Short Subdivision Committee and;
WHEREAS, The Committee conditioned approval of said short
subdivision 81 -17 -SS on the recording of utility construction and
maintenance easements between adjoining lots and;
WHEREAS, The City of Tukwila seeks to be assured that
each lot in Short Subdivision 81 -17 -SS will at all times and despite
their lack of common ownership, be adequately served by utility
facilities.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF TUKWILA,
WASHINGTON DO RESOLVE AS FOLLOWS:
That the administration is hereby authorized to accept
for recordation the easement documents, Exhibits A,B,C:, and
D attached to this resolution, and that the City Attorney
is directed to approve same as to form.

Minutes of the meeting of 19 November 1981.
The meeting was called to order at 2:08 p.m. by Chairman Brad Collins.
Committee members present were Fire Marshall Jim Hoel and Public Works
Director Ted Uomoto. Staff present: Mark Caughey, Associate Planner.
Item #1: Application 81 -17 -SS (Boyd Short Plat)
Gerald Robison was present on behalf of the application, and presented
a letter requesting a sixth month extension of the Committee's previous
approval action. Mr. Caughey noted that the original approval was
granted on 21 May 1981, and that final recording of the plat has been
delayed through preparation of the easement documents which were
required as a stipulation of approval.
MOVED BY MR. HOEL WITH MR. UOMOTO'S SECOND TO GRANT ONE EXTENSION OF
SIX (6) MONTHS FOR THE APPROVAL PERIOD OF VALIDITY FOR SHORT PLAT

The attached draft addendum to the short plat legal description was reviewed
today by the Tukwila City Attorney's office and found to be inadequate. It
is the Attorney's opinion that an enforreable easement agreement must be
prepared and recorded as a separate document, and that it must be approved
by the City Council prior to recordation. Please have your attorney or
surveyor prepare the utility easement document and include in the recitals
thereof reference to short subdivision 80- 17 -SS.
