The meeting was called to order at 2:22 p.m. in Conference Room 3 of Tukwila City Hall. Committee members present were Brad Collins, Planning Director; Ted Uomoto, Public Works Director and Jim Hoel, Fire Marshall. Staff present - Mark Caughey, Associate Planner Application 81- 20 -SS: Christensen Short Plat Earl Westlund was present on behalf of the application. In response to W. Collins' inquiry, W. Westlund indicated that the purpose of the short plat application is to divide the existing Christensen home site from the bulk of property which will be further divided by the pending Bel Crest Heights subdivision application. Discussion followed regarding the slope and access constraints on development in this sub -area. The Committee then analyzed the proposal based on criteria specified in TMC 18.08.070: A) Adequate Water Supply -- W. Hoel noted that flows in the area have been 'found to be inadequate historically. B) Adequate Sewage Disposal -- Applicant will provide written veri- fication of adequacy from Val -Vue Sewer District prior to plat recordation. C) Storm Drainage Adequate. D) Fire Hydrants -- To be installed within required distance at time of development. E) Adequate Access -- Driveways exceeding 50' in length must be less than 15% slope.
