The plan is not approved for issuance of building permits; detailed site, architectural and landscape drawings shall be approved by the Board of Architectural Review prior to issuance of building petmits. 2) Nothing in this Shoreline Management Permit shall be interpreted to allow any modification of existing uses, ground contour or vegeta- tion cover of any portion of the site's river use zone (50' Wide) as defined in the Tukwila Shoreline Master Plan Program. 3) Maximum height of the building additions shall not exceed thirty -five (35) feet for any portion thereof which is situated within 100' of the ordinary mean high water mark. 4) Prior to or concurrent with construction of the proposed addition, the existing fire hydrant at the west edge of the site shall be up- graded to equipment which includes one 4 1/2" steamer port and two 2 1/2" hose ports as approved by the Tukwila Fire Department.
