Per our discussion this afternoon, it appears likely that the Board
of Architectural Review will not be able to act upon your application
for design review within the 30 -day time limit specified by TMC Section
18.32.040. our records indicate that your application was filed on 5
March 1981; therefore, we suggest that you proceed to file application
for a building permit after 5 April 1981. Based on consultation with
the City Attorney, B.A.R. approval of the subject application will be
deemed to have been granted after 5 April 1981.

STAFF REPORT
• G.E. Building Appliance Repair (Remodel)
The subject application involves a
proposed remodel of the G.E. build-
ing located at 6750 S. 180th Street.
The developer is McCann Construction
Co. and the architects are Alfred H.
Croonquist and Associates.
The proposed revisions include: 1)
Provision of a customer pick -up;
2) Provision of a demising wall and
HVAC.for repair area; 3) Elimination
of five existing truck doors and
addition of two new doors; and 4)
Widening of truck access driveways
to 40 -feet, thereby necessarily
reducing the existing landscaped
area along S. 180th Street.
Parking stalls have been increased
from 46 to 58 to accommodate the
increased parking demand brought
about by a change in use from ware-
housing to commercial repair ser-
vice. These additional stalls have been located in the area presently occupied by
loading doors ( #6 -10) which are proposed to be "abandoned ". No structural altera-
tions have been proposed, however, to prevent the use of these five truck doors.
Parking stall sizes and parking aisle width conform to proposed standards in Draft
#4 of the Proposed Zoning Ordinance. Two new truck doors are proposed on the south
elevation (colors and materials unspecified) and the canopy over the truck door
area is proposed to be extended.
Landscaping along the site perimeter is well - established but not densely planted.
The proposed widening of the two eastern curb -cuts to 40 -feet would slightly reduce
the amount of perimeter landscaping.
The existing curb along the eastern property line which separates this site from the
parking lot on the Washington Utilities and Transportation Commission (W.U.T.C.)
property appears to have been broken up and removed. Traffic may now cross the
neighboring property to enter or leave the G.E. site.

STAFF RECOMMENDATION
Staff recommends that the Board of Architectural Review approve the proposed re-
visions to the G.E. building in order to permit the appliance repair facility with
the following conditions: •
1. The project architect shall provide the B.A.R. with satisfactory method
for precluding the use of loading doors #6 -10 for truck loading purposes
as long as the facility for appliance repair continues to operate on the
site.
2. Landscape materials which will be removed in the prodess of widening the
driveways shall be relocated to other perimeter landscape areas.
3. Colors and materials for the two new truck doors and extended canopy shall
match existing color and material schemes.

RE: PROJECT 181 G.E. APPLIANCE REPAIR DIVISION
Per your request for a method of precluding the use of truck doors
#6,7,8,9 and 10 from truck loading use for the life of the proposed
Appliance Repair Division, we propose the following:
1. Doors #7, #8 and #9
Contractor to render these doors inoperable by:
A. Remove springs and lifting cables.
B. Bolt doors to frames.
C. Weather strip around all edges or doors.
2. Doors #6 and #10
Car parking in front of these doors will preclude truck staging.
The tenant has requested that these doors be operable to allow:
A. Natural draft, cross - ventilation in summer.
B. One opening available to allow access to a proposed
refuse dumpster.
C. One opening available to accommodate proposed HVAC
unit and /or duct lines.
We feel the above proposals and limitations will satisfy your request
to preclude truck staging. Please call if you need any further clari-
fication.
