STAFF REPORT
The applicants are requesting approval of
site and architecture to remodel an exist-
ing tenant space in the Parkway Plaza com-
plex as a greenhouse -style sit -down rest-
aurant. The project is located in a CM
(Industrial Park) zoning district; thus,
B.A.R. review is mandated by the zoning
ordinance.

Review of this project is largely a pro -forma matter, since the zoning
code so requires; however, staff is pleased with the scale and concept
of the proposal and has no criticism thereof. We recommend, therfore
that your Board approve the Red Robin tenant space remodel and addition.

The proposed addition consists of a green- 101■•••5111e
house seating area and perimeter landscaping
at the west end of the northern -most unit
of Parkway Plaza. The addition consti-
tutes new floor space, and will eliminate
several existing parking stalls. However,
our records indicate that the complex as
a whole contains parking in excess of that 7;Z-1\
required by ordinance and will not be rendered short of parking by addition
of the new construction. Exterior materials used in the addition are indi-
cated on Exhibit "B ", and consist of glass and redwood paneling. A colorful
awaning will form the sloped roof section. this device is adjustable in
position to compensate for lighting glare and weather conditions.
Landscaping will be added to the perimeter of the addition and will consist
primarily of a sloped sod lawn with a hedge of low- growth evergreen shrubs
placed at the top of slope.
