Representatives present for the application were David Halinen, P.E. and Dick Gilroy.
Mr. Hallinen reviewed the plat diagram explaining minor revisions to the dimensions
and utility information depicted thereon. It was agreed between the applicant and
Public Works staff that all on -site utility corridors would remain private except the
water and sewer easements at the north end of the site. A system for financing main-
tenance of the private utility network will be devised by the applicant, with Public
Works Dept. approval.

At our next meeting, the following items will be discussed:
Application 80- 44 -SS: Sunwood R -1 Short Plat
This application was reviewed at an informal meeting of the committee prior to the
holidays, and several topic areas of guidance were identified as needing further
study. The applicants have since met with the Public Works Dept. staff, and reach-
ed a concensus on the design of site - related utilities. Working with the Planning
Dept. Staff, the access road and fire lane centerlines have been field - staked and
minor adjustments made to retain significant indigenous trees.
Application 80- 45 -SS: Shimatsu, Southcenter Parkway
The applicants wish to divide an existing 3.8 acre parcel into two sections for
purposes of accomodating development of a fast food restaurant on parcel one. The
property is now zoned R -1, and a rezone to "Commercial" (consistent with the Com-
prehensive Plan) will be needed to implement the restaurant project.
Staff has no objection to the proposed land division, but does not wish to imply
any endorsement of the restaurant proposal by action os short plat approval.
