Color /Chemical Lease - 1226 Andover Park East As we discussed yesterday on the telephone, I am writing to inform you of the City Attorney's opinion regarding further expansion of office or retail use of the subject site. As you know, the building does not have adequate on -site parking to accommodate.. its current mix of office and warehouse usage. However, if additional office space is created out of the existing warehouse area, you need provide additional parking to satisfy only that required by the addition - itself .(TMC 18.56.020). I understand that you wish to add office space for WCC and to add about a dozen new angled - parking spaces on the north side of the building. I also understand that the access aisle serving those spaces would have to be located on Mr. Boeing's property to the north. The City Attorney agrees with me that, since the.addition.of office space is permanent, the City must be assured that an equally - permanent right of access to all parking spaces on your .site.. is provided. Only a formal, recorded easement agreement for ingress-egress running with the land and binding on both property owners is adequate to avoid cancellation of your access privileges,: leaving the stalls,on:the useless and further exacerbating your site's parking shortages.
