The Tukwila Planning Commission at their regular meeting on Thursday, '22 March
1979, approved the landscape plans for both the Morgan Office Building and the
6100 Southcenter Boulevard Office Building. The plans for the . landscaping were
specifically conditioned as follows:
Morgan Office Building:
1. The additional planting of trees and /or shrubs be made on the south
side of the building in areas exposed by the removal of weeds and black-
berries, specific treatment subject to approval of the Planning staff
within 30 days.
1. More trees and shurbs should be planted on the south side of the site,
especially in the southeast corner, to screen the parking lot from
pedestrians and motoriests on Southcenter Boulevard. Specific treat-
ment subject to approval of Planning staff prior to issuance of Occu-
pancy Permit.
2. Plantings on the north side of the building should be coordinated with
installation of the sidewalk as part of L.I.D. 29.
The staff's position on the treatment of additional landscaping is to require
evergreen vegetation to provide sight screening of the buildings and parking lots.

AGENDA ITEM V F : LANDSCAPE PLAN: 6100 Southcenter Boulevard Office Building
A detailed landscape and irrigation plan prepared by Curtis R. Hogenson, has been
submitted for the office building located at 6100 Southcenter Boulevard.
The proposed landscape plan includes planting along Southcenter Boulevard which is
to consist of an Austrian Pine, 6 Deodar Cedars, 4 American Sweetgums, and several
staghorn sumacs and laurels. All existing noxious weeds and balckberries on this
side are to be removed and all existing tree forms are to be retained.
The parking area planters are to be planted with Sweetgums and Oregon Grapes. On
the north side of the property, photinias are to be planted on the upper side of
the existing rock retaining wall to match that of the neighboring Morgan Office
Building to the west.
The building is proposed to be surrounded by planting beds containing Vine Maples,
Japanese Holly, Oregon Grapes, Azaleas, Sweetgums, Laurels and Pines. Ivy and
ground bark are to be placed in all planting areas.
Staff recommends the Commission approve the landscape plan with the following condi-
tions:
1. More trees and shrubs should be planted on the south side of the site,
especially in the southeast corner, to screen the parking lot from
pedestrians and motorists on Southcenter Boulevard. Specific treatment
subject to approval of Planning staff prior to issuance of occupancy permit.
2. Plantings on the north side of the building should be coordinated with
the installation of the sidewalk as part of L.I.D. 29.
3. The irrigation system is to be provided with a backflow prevention device
at the primary tap, to be approved by the Department of Public Works.

6100 Southcenter Boulevard Office Building
1. AMERICAN SWEETGUM - A deciduous tree with maple like lobed leaves. Grows
to 60 feet.
2. AUSTRIAN PINE - A dense stout pyramid shaped evergreen tree with a uniform
crown and stiff dark green needles.
3. AZALEA - An evergreen or deciduous shrub with generally small leaves and
bright clusters of flowers.
4. DEODAR CEDAR - A fast growing evergreen tree with a soft light texture and
a characteristic nodding tip.
5. FUJI FLOWERING CHERRY - A flowering tree with strong horizontal branching.
Flowers are double and semi double and pinkish in color.
6. JAPANESE HOLLY - A compact, rounded shurb with narrow finely toothed leaves
with edges cupped downward, and black berries.
7. OREGON GRAPE - An evergreen shrub with.leaves divided into spiny toothed leaflets.
8. OTTO LUYKEN LAUREL - An evergreen shrub or small tree with large leathery
dark green leaves.
9. PHOTINIA - An evergreen shrub with glossy dark green leaves and a moderate
growth habit.
10. STAGHORN SUMAC - A deciduous shrub or small tree with velvety branches and
leaves divided into deep green leaflets.
11. VINE MAPLE - A small deciduous tree with lobed leaves and tiny reddish - purple
flowers in spring.

Dear Mr. Blaylock:
I am transmitting herewith to you our landscape architect's
landscape plan and underground irrigation system design for
6000 Southcenter Boulevard and 6100 Southcenter Boulevard.
Please note with respect to the slope property above Southcenter
Boulevard, that special attention will be made to preserve all
of the desirable trees and shrubs that are now on the slope. The
existing trees and shrubs have not been reflected in this land-
scape design except by the note thereon. Specifically, what we
have in mind is to remove the blackberry bushes and then to
selectively thin the cottonwood trees where they are now too
dense and retain all of the madrona, fir and willow. We would
then add in the new trees and shrubs as indicated on these
drawings. If you have any further questions or wish to review
these with me, I will be pleased to do so. Please advise me
when these come up for public hearing.
