RE: LANDSCAPE PLANS - D.J.'s SOUND CITY WAREHOUSE
Dear Mr. McClung:
The Tukwila Planning Commission at their regular meeting on Thursday,
22 March 1979, reviewed and approved the landscaping plans for D.J.'s
Sound City Warehouse with the following stipulations:
1. That the Cleveland Norway Maples planted along Upland
Drive be a minimum of 3 inch caliper or the addition
of shrubs in the bark area.
2. All planting aras are to be irrigated by an underground
irrigation system.

requirement. The issue of widening 48th Avenue South and providing a sidewalk
has arisen on several occasions in the past and we thought it was settled back
in 1969 with Ordinance #591.
MOTION BY MRS. AVERY AND SECONDED BY MR. ORRICO TO ACCEPT THE APPROVAL OF THE
WEYMOUTH CONDITIONAL USE PERMIT FOR A MOTEL WITH THE FOLLOWING CONDITIONS:
1. THAT A MINIMUM TEN (10) FOOT PERIMETER LANDSCAPING STRIP BE PROVIDED.
2. THAT DETAIL LANDSCAPING PLANS BE APPROVED BY B.A.R. PRIOR TO OCCUPANCY.
3. THAT NO REMOVAL OF VEGETATION OR LEVELING OF LAND BE ALLOWED ON THE
AREA DESIGNATED AS PHASE II UNTIL A BUILDING PERMIT IS ISSUED FOR PHASE
II CONSTRUCTION.
4. THAT A FIVE (5) FOOT WIDE SIDEWALK BE CONSTRUCTED ALONG 48TH AVENUE
SOUTH; DETAILED PLANS TO BE APPROVED BY THE DEPARTMENT OF PUBLIC WORKS.
MOTION BY MR. SOWINSKI AND SECONDED BY MRS. AVERY TO AMEND ITEM #2 TO READ:
DETAILED LANDSCAPE PLANS MUST BE APPROVED BY THE B.A.R. PRIOR TO ISSUANCE
OF BUILDING PERMIT. THE DEVELOPER SHALL MAKE EVERY EFFORT TO SAVE THE
TREES ON THE SITE.
MOTION CARRIED.
AMENDED MOTION CARRIED. MR. SOWINSKI VOTED NO.

The Planning Commission discussed the landscape plan.
MOTION BY MR. ORRICO AND SECONDED BY MR. SOWINSKI TO APPROVE THE LANDSCAPE PLAN
AS SUBMITTED WITH THE FOLLOWING CONDITIONS:
1. THAT THE CLEVELAND NORWAY MAPLES PLANTED ALONG UPLAND DRIVE BE A
MINIMUM OF 3 INCH CALIPER OR THE ADDITION OF SHRUBS IN THE BARK AREA.
2. ALL PLANTING AREAS TO BE IRRIGATED BY AN UNDERGROUND IRRIGATION SYSTEM.
DEVELOPMENT PLANS: BAKER BOULEVARD /ANDOVER PARK EAST (BCS) PARKING LOT

A brief discussion ensued. Chairman Kirsop noted that it had been approved by
the Andover Industrial Park Architectural Control Commission.

LANDSCAPE PLANS: D.J.'s Sound City Wareho
A detailed landscape plan prepared by Landscape Architect John B. Strander, for JLM
Landscape, has been submitted for the D.J.'s Sound City Inc. Building located at 365
Upland Drive.
The proposed planting includes 2 small beds in the front of the building (north side)
which will contain alltogether 5 Pacific Wax Myrtles, 6 Photinias, 6 Zabel Laurels,
and 1 Vine Maple. The entrance to the building is to be surrounded by 2 planting
areas with a specimen Rhododendron and 3 Laurel bushes on either side.of the door.
The rest of the planting area is to contain 5 Vine Maples, 2 more specimen Rhodo-
dendrons, 2 Photinias, 15 more Laurels, and a groundcover of Blue Periwinkle.
Along Upland Drive planting of 8 Cleveland Norway Maples is proposed. The trees are
to be spaced 30 feet apart on center with bark chips as groundcover in the 15 -foot
wide planting area. The lack of ground cover besides the bark suggests that the
Cleveland Norway Maple trees be of a greater caliper to offset the initial lack of
biomass.
Staff recommends the Commission approve the landscape plan with the following
conditions:
1. That the Cleveland Norway Maples planted along Upland Drive be a minimum
of 3 inch caliper trees or the addition of shrubs in the bark area.
2. All planting areas to be irrigated by an underground irrigation system.

D.J.'s Sound City Warehouse
1. NORWAY MAPLE - A deciduous, broad - crowned, densely foliaged tree with large
lobed leaves and showy clusters of flowers in early spring.
2. VINE MAPLE - A small deciduous tree with lobed leaves and tiny reddish - purple
flowers in spring.
3. RHODODENDRON - An evergreen or deciduous shrub with leathery green leaves and
clusters of colorful flowers.
4. PACIFIC WAX MYRTLE - An evergreen shrub densely clad with glossy dark green
leaves.
5. PHOTINIA - An evergreen shrub with glossy dark green leaves and moderate growth..
6. ZABEL LAUREL - An evergreen shrub with glossy leathery dark green leaves.
Grows to 4 feet.
7. BLUE PERIWINKLE - An evergreen perennial with lavendar -blue flowers and a
trailing habit.
