That the osmanthus on the northern boundary be replaced by a taller faster growing shrub or tree such as the pyramidalis. 2. That the areas where existing trees and vegetation shall remain shall be reviewed by the Planning Division prior to issuance of an Occupancy Permit to assure that the existing is blended into the new. Roger J. Blaylock Assistant Planner 26 April 1979 CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT AGENDA ITEM VI G LANDSCAPE PLANS: Aiton Office Building #2 8:00 P.M. A detailed landscape and irrigation plan prepared by John B. Strander, Landscape Architect, has been submitted for the Aiton Office Building #2 located on the south- west corner of Southcenter Boulevard and 53rd Avenue South. The proposed plantings include 13 American (Pyramidal)Arborvital, 7 "Cleveland" Norway Maples, 21 Delavay Osmanthus, 36 Warty Barberries, 603 Bearberry Cotoneaster (Dammeri) and 5 Parney Cotoneaster (Parneyi or Lactea). These plants are similar to the ones used in the landscape plan for Building #1 located immediately to the south. The rockery on the southern property line is treated with Cotoneaster and American Arborvital ( Pyramidalir). The Norway Maples are located along 53rd Avenue South and in the parking lot islands. The site screening on the northern and southern property lines uses primarily Osmanthus with some Pyramidalis and Cotoneaster. Eleven large existing trees were saved on the west side of the building. These include two pines, two flowering cherries, three hollies, one cypress, one lilac, and one filbert. Some additional shrubs may be added if necessary. RECOMMENDATION: The staff recommends that the Planning Commission approve the landscape plans for the Aiton Office Building #2 with the following modifications: 1. That the Osmanthus on the northern boundary be replaced by a taller faster growing shrub or tree such as the pyramidalis. 2. Additional plantings may be required by the Planning Division. r EXHIBIT A AITON OFFICE BUILDING #2 LANDSCAPE PLANS 1. AMERICAN ARBORVITAE - (Thiya Occidentalis Pyramidalis) - A narrow, tall, dense, columnar plant which can grow to 25 feet. It is an evergreen plant with leaf sprays bright green to yellowish green. 2. NORWAY MAPLE - A deciduous, broad - crowned, densely foliaged tree with large lobed leaves and showy clusters of flowers in the early spring. 3. DELAVAY OSMANTHUS - A slow growing graceful everygreen shrub that grows to 4 to 6 feet. The shrub has dark green oval leaves and fragrant white flowers from March to May. 4. WARTY BARBERRY - A hardy evergreen shrub with perky glossy dark green leaves, which develops scattered red leaves in the fall and winter.. The berries are black with purplish blooms. 5. BEARBERRY COTONEASTER - (Dammeri) - An evergreen shrub with long prostrate rosting branches spreading to 10 feet. The leaves are 1 inch long, bright green and glossy, while the flowers are white and the fruit is a showy brilliant red. 6. PARNEY COTONEASTER - (Parneyi or Lactea) - An evergreen shrub with arching growth to 6 to 8 feet or more. The leaves are 2 inches long, heavily- veined, deep green with a white hairy underside.
