MOVED BY SOWINSKI, SECONDED BY ORRICO, THAT THE PLANNING COMMISSION APPROVE THE
LANDSCAPE AND RECREATION SPACE PLANS FOR PARK PLACE CONDOMINIUMS WITH THE FOLLOWING
CONDITIONS:
1. INCLUSION OF A CHILD'S PLAY AREA, WITH EQUIPMENT, ON THE WEST SIDE OF THE
MAIN INTERNAL ACCESS DRIVEWAY, PLANS FOR SUCH TO BE APPROVED BY THE PLAN-
NING DIVISION PRIOR TO ISSUANCE OF OCCUPANCY PERMIT.
2. CONSTRUCTION AND DESIGNATION OF TRAIL CONNECTION FROM 62ND AVENUE SOUTH
TO TUKWILA ELEMENTARY SCHOOL PRIOR TO ISSUANCE OF OCCUPANCY PERMIT.*
Mr. Dally asked if it would be possible to designate a play area, but not put in
the equipment unless it is needed. Mr. Blaylock said a reservation could be made.
It could be reviewed when Phase II is started, or a bond could be made to last so
long. Mr. Kirsop said Staff could come back for a second review at the time of
Phase II. Mr. Daily said they have had no problems in working with Staff. Mr.
Blaylock said if it is designated on the plans that there is a play area it would
encourage those with children to buy there.

CONDITIONAL USE PERMMIT: RECONSIDERATION - WEYMOUTH MOTEL
Roger Blaylock said applicants for the Weymouth Motel would like to have a review
made of the condition regarding the five foot sidewalk. They prefer not to put
it in now as it seems non - functional, and an interior access to Denny's seems more
practical. Mr. Weymouth said it appears that Denny's will go in and he would like
to agree with the City of Tukwila that if the sidewalk goes around the corner they
will put one in. Mr. Blaylock said it is probably that Denny's will be required
to put in a sidewalk. Mr. Weymouth said there will be a convenience walkway from
the motel to Denny's. Mr. Blaylock said they have not received a building permit
request from Denny's and the nearest restaurant to the motel now would be the Tuk-
Inn. Mr. Weymouth said people would drive to the Tuk -Inn from the Motel.
MOVED BY ORRICO, SECONDED BY SOWINSKI, THAT THE PLANNING COMMISSION AMEND CONDITION
#4 OF THE WEYMOUTH MOTEL CONDITIONAL USE PERMIT (MF #79 -5 -CUP) TO READ THAT A FIVE
FOOT SIDEWALK BE CONSTRUCTED ALONG 48TH AVENUE SOUTH TO BE APPROVED BY THE PLANNING
DEPARTMENT AT SUCH TIME AS DEVELOPMENT REQUIRES SIDEWALKS. MOTION CARRIED.

AGENDA ITEM. VI K : LANDSCAPE PLANS: Weymouth Motel

Detailed landscape plans (Exhibit A) have been submitted for Phase I (75 units) of
the Weymouth Motel Complex located on 48th Avenue South. The applicant was required
to make every effort to save the existing trees on the site. Ten large trees were
saved in the perimeter strip along with two clumps of cypress along the northern
edge of Phase I. The new landscaping used basically the same type of trees, i.e.,
Scotch Pines and Tulip Trees to blend in the existing with the new.
RECOMMENDATION:
The staff recommends that the Planning Commission approve the landscape plans for
the Weymouth Motel, Phase I.

WEYMOUTH MOTEL
1. SCOTCH PINE - An evergreen tree with stiff blue -green needles. Moderate
growth rate to heighth of 70 - 100 feet. Popular as Christmas trees.
2. SHORE PINE - An evergreen with dense, dark green needles. Compact and
pyramidal it grows to 20 - 35 feet.
3. TULIP TREE - (Liriodendron tulipi fera) - A fast growing deciduous tree
with tulip shaped greenish yellow flowers. Grows to 60 - 80 feet.
4. THUNDERCLOUD PLUM - A flowering plum tree with dark coppery leaves and
light pink to white flowers. Grows 20 feet high and 20 feet wide.
5. VINE MAPLE - A small deciduous tree with large, lobed leaves. Grows 5
- 35 feet high.
6. PHOTINIA - An evergreen shrub with glossy dark green leaves and a moderate
growth habit.
7. RHODODENDRON - An evergreen or deciduous shrub with leathery green leaves
and clusters of colorful flowers.
8. TAM JUNIPER - A low dense symmetrically spreading evergreen shrub with blue
green leaves. Growth to 18 inches high by 10 - 20 feet wide.
9. AMERICAN ARBORVITAE - A narrow, tall, dense, columnar plant which can grow
to 25 feet. It is an evergreen plant with bright green to yellowish green
leafy sprays.
10. MUGHO PINE - A shrubby symmetrical evergreen with low growth habit.
