Hunt RE: TENANT IMPROVEMENT PERMIT - PROJECT #247 Dear Mr. Hunt: After examining our files on this structure in the context of your current request for tenant improvements, there seems to remain some confusion as to the approved quantity and layout of onsite parking which is needed to serve the; project's mix of office and warehouse. space. To resolve this matter as quickly as possible, would you be kind enough 'to supply us with the following ?: A. A leasing diagram of the entire building . 247 showing committed and projected office /ware- house floor area reakdowns for each tenant space. B. A site diagram showing parking stall quantity and layout based . on the floor area commitments under "A" above at a ratio of 1 space /1000 sq. feet G.F.A. for warehouse use and 3.1 space/ 1000 sq. ft. G.F.A. office. use. The foregoing information will update our files•:on this development and should facilitate of future tenant improvement applications. Thank you for your cooperation. Off. •r FXL fi=r As per our telephone conversation of earlier today, the site plan submitted for the tenant improvements on Building 247 does not agree with the one that was originally approved for the building in.1974. At that time 42 parking spaces were necessary because of the mixture of warehouse and offices uses. The parking now estimated for the 11,000 square feet of office and 30,000 square feet of warehouse is 64 spaces. This means that the orignal site plans have been modified without the required review before the Board of Architectural Review. Prior to Planning Division approval of a building permit, a site plan showing the change of interior use and parking layout must be submitted and approved by the Board of Architectural Review. The next B.A.R. meeting is scheduled for March 22, 1979. Normally the cut off date for applications is March 8, 1979; however, because I am informing you of the deadline only one day in advance, I will hand carry the application through both the Fire and Public Works Department. Therefore, please submit the application no latter than Monday, March 12, 1979.
