Specific Site Recommendations and Analyses for the Cascade View Pre annexation Zoning TUKWILA CITY COUNCIL COMMITTEE OF THE WHOLE MINUTES The final Council action was as follows: Tukwila City Hall Council Chambers The Tukwila City Council Committee of the Whole meeting was called to order with all Council Members present. Councilmember Robertson explained that 60% of the Cascade View area is currently zoned multi family. This is pretty much in line with Tukwila. From a zoning standpoint, there is very little reason to want to zone much more high- density multi- family. Another point is that generally, in the last six months, Council has allowed no R.M.H. and very little R -4. Generally, Council has gone to R -3. We don't want the great big complexes, we want, at most, three or four units in one building. Council reviewed the sixteen specific site recommendations and the analyses the Task Force compiled as modified by the Planning Commission. Area 1: (Northwest corner of South 144th and 37th Avenue South.) One acre tract, Down -Zone to R -3 with Comp Plan designation of Medium Density Residential. Area 2: NO CHANGE (South side of South 142nd Place, West of 37th Avenue South.) 1.3 acre tract, maintain R -1 -7.2 zoning with Comp Plan designation of Medium Density Residential. Area 3: (Between South 141st and South 142nd, east of 37th Avenue South.) 3.1 acre tract, Zone as R -3 and change Comp Plan designation from Public Facility to Medium Density Residential. Area 4: NO CHANGE (Between South 140th and South 141st, east of 37th Avenue South.) 2.4 acre tract, Down -Zone to R -2 and R -3 with Comp Plan designation of Medium Density Residential. Area 5: NO CHANGE (South 140th to South 142nd Place, bet- ween 33rd Avenue South and 37th Avenue South.) 14.5 acre tract, maintain R -1 -7.2 zoning with Comp Plan designation of Low Density Residential. Area 6: NO CHANGE (South of South 132, west of 35th Avenue South.) 0.9 acre tract, Down -Zone from R -2 to R -1 -7.2 zoning with Comp Plan designation of Low Density Residential. Area 7: NO CHANGE (fronting on Pacific Hwy, north of South 132nd.) 0.6 acre tract, Down -Zone area to R -1 -7.2 with Comp Plan designation of Low Density Residential. Area 8: (South of South 130th, between 33rd Avenue South and 34th Avenue South.) 0.22 acre tract, Down -Zone area from R -2 to R -1 -7.2 with Comp Plan designation of Low Density Residential. Area 9: NO CHANGE (East and adjacent to Riverton Hospital site.) 24.7 acre tracts, Up -Zone area to P -0 with Comp Plan designation of office. Area 10: (West portion of three lots west of Pacific Hwy, north of Progressive Care, Inc., about South 128th.) 6.9 acre tracts, maintain existing R -1 -7.2 zoning, change Comp Plan from High Density Residential to Low Density Residential. Area 11: NO CHANGE (Two large lots north of Progresssive Care, Inc. about South 128th.) 6.8 acre tracts, maintain R -1 -7.2 with Comp Plan designation changed from High Density Residential to Low Density Residential. Area 17: NEW AREA ADDED (Nursing Home Site at South 128th.) 10 acre tract, designate zoning as R -3 with Comp Plan designation of Medium Density Residential. Area 12: NO CHANGE (North of and adjacent to South 128th, east of Military Road.) 2.4 acre tract, Rezone to P -0 with Comp Plan designation of office. Area 13: (East of and adjacent to Woodridge Apartments.) 7 acre tract, change zoning to R -2 with Comp Plan designation of Medium Density Residential. Area 14: NO CHANGE (East of Military road between South 120th and the property line mid -way between South 127th and South 128.) 27.5 acre tract, Rezone to R -1 -7.2 with Comp Plan designation of Low Density Residential. Area 15: NO CHANGE (Foot of steep slope, west of and adjacent to Pacific Hwy. South and east of Woodridge Apartments.) 12 acre tract, Zone to C -M with 115' height exception area upon BAR approval, Comp Plan designation of Light Industrial. Area 16: NO CHANGE (Woodridge and the Tamaquah Apartments, adjacent to Pacific Hwy. at approximately South 120th.) 12 acre tract, Zone to R -4 with Comp Plan designation of High Density residential. Area 18: NEW AREA ADDED (South of South 146th at 35th Avenue South.) Zone C -2 with Comp Plan designation of commercial. MOVED BY HARRIS, SECONDED BY HERNANDEZ, THAT AN ORDINANCE BE DRAWN DESIGNATING THE PRE- ANNEXATION ZONING FOR THE CASCADE VIEW AREA AND THAT IT BE ON THE AGENDA FOR THE NEXT REGULAR MEETING.
