Mayor PLANNING COMMISSION MEETING MINUTES June 28, 1979 Page 10 DEVELOPMENT PLANS: McCann Project #46 Fred Satterstrom, P 'am-tag—Supervisor, read the Staff report, stating site plans have been submitted for McCann Construction Company for expansion of the tilt -up concrete building located at 1210 Andover Park East. The site is located in the C -M District. The proposed addition of 15,120 square feet os warehousing space is approximately a 38% expansion of the existing building. The development plans show provision for 57 parking spaces. There is 65 feet of open truck maneuvering space in front of the three new dock high truck doors. The curb cuts are already existing. The develop- ment complies with the parking requirements and there is adequate on -site truck maneuvering space provided. Staff recommends that the BAR approve the development plans providing landscape plans are approved by the BAR prior to issuance of an occupancy permit and that all roof- mounted equipment be screened. There was discussion regarding the truck maneuvering. Mr. Thomas, McCann Construction, said the buildings would match. Chairman Kirsop asked if there would be any roof mounted equipment and Mr. Thomas said there would not be. Al Pieper, Building Official, said regarding the roof mounted equipment, he would like to suggest that it be taken into consideration that it should not be visible from the curb across the street. Chairman Kirsop said that is what they are looking at. MOVED BY MR. SOWINSKI, SECONDED BY MR. JAMES, THAT THE BOARD OF ARCHITECTURAL REVIEW ACCEPT THE STAFF RECOMMENDATIONS WITH THE FOLLOWING CONDITIONS: (1) THAT LANDSCAPE PLANS BE APPROVED BY THE BOARD OF REVIEW PRIOR TO ISSUANCE OF AN OCCUPANCY PERMIT; (2) THAT ALL ROOF MOUNTED EQUIPMENT BE SCREENED. AGENDA ITEM VI C • DEVELOPMENT PLANS: McCann Project #468 A site plan and elevations (Exhibits A and B) have been submitted by Alfred Croon - quest Associates Architects, for McCann Construction Company for expansion of the tilt -up concrete building located at 1210 Andover Park East. FINDINGS: I. The site is located in the C -M District. 2. The building was constructed in 1968. 3. The proposed addition of 15,120 square feet of warehousing space is approxi- mately a 38% expansion of the existing building. 4. The development plans show provision for 57 parking spaces. 5. There is 65 feet of open truck maneuvering space in front of the three new dock -high truck doors. 6. The curb cuts are already existing. CONCLUSIONS: 1. The proposed development complies with the parking requirements of TMC 18.56 plus the proposed Off- Street Parking Area Dimensions. 2. Adequate on -site truck maneuvering space is provided. RECOMMENDATION: The staff recommends that the Board of Architectural Review approve the develop- ment plans, dated 30 May 1979, for the expansion of the warehouse located at 1210 Andover Park East with the following conditions: 1. That landscape plans be approved by the Board of Architectural Review prior to issuance of an occupancy permit. 2. That all roof - mounted equipment be screened. site plan elevations
