I. BACKGROUND
The developers of the Corporate
Square project are requesting
approval of the architectural
concept and site location for
an auxiliary storage building
adjacent to Building 12 of the
complex. Board of Architec-
tural Review approval of this
structure is mandated by TMC
Section 18.320.040 in the "C -M"
zoning district.
II. ANALYSIS
Building Scale and Materials:
The storage structure measures
12' x 48', containing about
600 sq. ft. of floor area, and
will be mounted on a permanent
concrete slab foundation.

A study prepared recently for the City's Public Works Department suggests the
desirability of implementing a 50' - 60' wide roadway adjacent to the north property
line of Corporate Square, linking Andover Park West and Southcenter Parkway. Should
this roadway be constructed, the C -M zone would require a 50' wide landscaped set-
back from edge of roadway (TMC 18.32.030 (c)). Assuming that the accessory structure
would be located as shown in Example "A" below, it would not,be adequately separated
from the roadway by parkway landscaping and would be visible to persons travelling
in the area. If the building is approved in this area, the B.A.R. should provide
guidance,to the applicants for redesign and architectural enhancement of the build-
ing.

EXAMPLE
In order to avoid creating a future conflict with the parkway setback concept,
the applicants have proposed an alternative location for the accessory structure
as shown in Example "B". This alternative is more acceptable to staff, as it
reduces public visibility potential of the building. Also, locating the struc-
ture next to the existing trash enclosure will help to consolidate visually the
amount of site area given over to auxiliary construction.

Staff suggests that a planti g strip be added adjacent to the north edge of the
structure if placed in this location. The width of that planting strip will
depend on the amount of spac remaining from the northmost parking stall which
would be deleted to accommod=te the alternative building location.
III. RECOMMENDATION
Staff recommends approval o the accessory structure for Southcenter Corporate
Square as depicted on Exhibi A of this application, except that the location
of said structure on the site shall be as noted in Example "B" of the project
staff report of 25 October 1979. Conditions of thi's approval are as follow:
1. Addition of a planter strip adjacent to the north elevation of the
building, width thereof and planting materials installed therein
subject to staff approval.
