SUBJECT: Dedication of Corporate Drive North & Corporate Drive South
In accordance with the attached memos, I am recommending. acceptance of the
dedication of Corporate Drive North and Corporate Drive South to the City.
The quit claim deed for the property, the bill of sale for the utilities
and other legal documents are in the process of being signed and it is anti-
cipated that this will be completed before the City Council meeting on June 19.
Larry Hard is handling these matters and will present the final documents to the
City Clerk for recording before the June 19 Council meeting.

AN ORDINANCE accepting a Quit Claim Deed from PUGET
WESTERN, INC., a Washington corporation.
The City Council of the City of Tukwila Do Ordain as
follows:
SECTION I: That the Quit Claim Deed executed and dated
March 7, 1966, by the Grantor, PUGET WESTERN, INC., quit claiming
and deeding a twenty (20) foot wide strip adjacent to James
Christenson Road, within the City of Tukwila, for street and utility
purposes, be and the same is hereby accepted.

Roadway Dedication - Southcenter Corporate
Square Development
As we discussed during our telephone conversation yesterday, the following
items are required to be provided by the developer to the City of Tukwila in
order for the City to accept the dedication of the two cul -de -sac roadways in
Southcenter Corporate Square.
1. A bill of sale . to the City of Tukwila for the installation ��'yN1�
of sanitary sewer, storm drainage systems and water lines.
The costs for these installations must also be provided on
a per unit basis (linear foot, each item, etc.) so that the
City's plant inventory will reflect the original costs for
depreciation purposes.
2. A warranty deed. or quit claim deed with title report including
the legal descriptions of the two roadways to be dedicated.
3. Specifications of the improvements and as -built drawings,
including a reproducible set of drawings, shall be provided
to the Public Works Department. The consultant for this pro-
ject, Wilsey & Ham, are providing this information.
4. In addition to the items above, there will be required a one -
year maintenance bond in the total amount of costs for all
improvements in connection with the construction of the street
project including street lighting, utilities, curbs and gutters,
striping and signing and any other construction items within
the improved right -of -way. This bond shall become effective
from the date of final acceptance of the dedication by the
City Council.

As I stated, the final inspection has been completed as of August 4, 1978 by
Harstad Associates and they have recommended 'approval and acceptance of the
streets.
I intend to place this request for acceptance of the dedication before the
Tukwila Planning Commission on May 24, 1979 for their recommendation to the
City Council. My recommendation to the Planning Commission will be to accept
the dedication of these two streets contingent upon completion of the items
listed previously. After approval by the Planning Commission, the City Council .
will then consider acceptance at the June 4, 1979 regular meeting at the earliest.
It is possible action will not take place until June 18 or later if the application
to the City Council is not complete.

Dedication of Two Cul -de -Sac Roadways
Per the request of Larry Hard, attorney for the City of Tukwila,
this is to request, on behalf of Westcoast Freeholds, owner of
the Southcenter Corporate Square property located in Tukwila,
as shown in that Binding Site Improvement Plan recorded in
Volume 1 of Binding Site Improvement Plans, pages 4 and 5, Records
of King County, Washington, that you undertake a final inspection
of the two cul -de -sac roadways located on such property for
purposes of dedication thereof to the City. As you are aware,
under the inscriptions of the Binding Site Improvement Plan the
two roadways are to be dedicated to the City within one year of
completion of construction.

I have field - checked Buildings #1 and #2 of the above - referenced project and
have cross - referenced them to the Planning Commission requirements. I note
the following:
In sum, the requirements of the B.A.R. appear to already have been met or sub -.
stantial progress is being made toward compliance. Therefore, a temporary occu-
pancy permit may be issued as far as the Planning Division is concerned.
Please check with us again before the final occupancy permit is issued.

1. Roof - mounted equipment is not architecturally screened since it can-
not be seen from adjacent roadways, either Andover Park West or the
proposed Corporate Drive.
2. Landscape plan review by the B.A.R. has been performed. However, all
of the landscaping has not yet been put in. Since this is only a tem-
porary occupancy permit, additional time will be allowed to put in the
remainder.
3. Certificate of Segregation for parcel #1 has been issued.
4. The canopy over the pedestrian bridge between the two buildings has
been constructed of wood and metal, complying with B.A.R. requirements.
