Seattle, Washington 98154 Dear Mr. Palmer: May 15, 1979 Roadway Dedication - Southcenter Corporate Square Development As we discussed during our telephone conversation yesterday, the following items are required to be provided by the developer to the City of Tukwila in order for the City to accept the dedication of the two cul -de -sac roadways in Southcenter Corporate Square. 1. A bill of sale . to the City of Tukwila for the installation ��'yN1� of sanitary sewer, storm drainage systems and water lines. The costs for these installations must also be provided on a per unit basis (linear foot, each item, etc.) so that the City's plant inventory will reflect the original costs for depreciation purposes. 2. A warranty deed. or quit claim deed with title report including the legal descriptions of the two roadways to be dedicated. 3. Specifications of the improvements and as -built drawings, including a reproducible set of drawings, shall be provided to the Public Works Department. The consultant for this pro- ject, Wilsey & Ham, are providing this information. 4. In addition to the items above, there will be required a one - year maintenance bond in the total amount of costs for all improvements in connection with the construction of the street project including street lighting, utilities, curbs and gutters, striping and signing and any other construction items within the improved right -of -way. This bond shall become effective from the date of final acceptance of the dedication by the City Council. M Mr. Douglas S. Palmer, Jr. May 15, 1979 Page 2 As I stated, the final inspection has been completed as of August 4, 1978 by Harstad Associates and they have recommended 'approval and acceptance of the streets. I intend to place this request for acceptance of the dedication before the Tukwila Planning Commission on May 24, 1979 for their recommendation to the City Council. My recommendation to the Planning Commission will be to accept the dedication of these two streets contingent upon completion of the items listed previously. After approval by the Planning Commission, the City Council . will then consider acceptance at the June 4, 1979 regular meeting at the earliest. It is possible action will not take place until June 18 or later if the application to the City Council is not complete.
