Mr. Crutchfield read the staff report explaining the site and elevation drawings.
Mr. Lance Mueller, architect, stated his agreement with the proposed conditions.
Motion by Mr. Richards, seconded by Mr. Bowen and carried to approve the plans
with the following stipulations:
1. Detailed landscape plan to complement the adjacent development be approved
by Planning Commission priorto issuance of Occupancy Permit.
2. Architectural screening of roof - mounted equipment.
3. The landscape plan shall include provision of sidewalk to complement
adjacent developments.

of landscaping.
Motion by Mr. Bowen, seconded by Mr. Sowinski and carried to approve the land-
scape plans as presented.
Landscape Plan: Parking Lot (Southcenter Corporate Square)
Mr. Crutchfield read the staff report explaining the materials and manner of
landscape. Also noted the staff recommendation regarding relocation of the
curb cut.
Motion by Mir. Richards, seconded by Mr. Bowen and carried to approve the land-
scape plan with the notation that the revised curb cut location should be at least
250 feet from the centerline of Andover Park West.

Phases II. and III of Southcenter Corporate Square are under construction and
landscape plans, complementary to Phase I, have been proposed.
London Planes are provided along the streets and Norway and Sugar Maples are
located within the parking islands. Bermed sod will cover the ground along
the streets and around the buildings while shrubbery is provided within the
parking islands. The strip along the cul -de -sac is bermed to better obscure
the expansive parking areas. The entire landscape area will include automa-
tic irrigation.
Staff recommends approval as presented.

2. Apply 10-20-20 fertilizer at the rate of thirty (30) pounds per 1,000 .

pounds per 1,000 square.feet.
3. Till the above into the topsoil. Remove any rocks one(1) inch or larger
which may be brought to the surface from the subgrade.
4. Grade to a smooth even finishgrade free of undulations and tracks. Roll
for firmness using a roller not weighting more than 100 pounds per square
foot.
5. Obtain approval for finish grades before sodding.
TOPSOIL FOR TREES SHRUBS AND GROUNDCOVER
Topsoil: Shall be two-way mix consisting of 2/3 soil and 1/3 organic matter,

TREES, SHRUBS, AND GROUND COVER

Quality: All'plants shall be nursery grown, or normal habit of growth, healthy,
vigorous and_free of disease, insect eggs and larvae. Plants shall. not be pruned
prior.to delivery. Grading of plant material shall be in accordance with the
code'of standards of the American Association of Nurserymen. Nomenclature shall
conform with Standardized Plant Names, second edition, 1942. Names not present
in this listing shall conform to accepted nomenclature in the nursery trade.
Procedure:
-I. All plant pits shall be excavated with vertical sides.
2.. Tree pits shall be 2 feet greater in diamter than the ball of earth or
spread of roots of the tree. (minimum)

3. Set plants at the same relationship to finished grade as they bore to the
ground from which they were dug. Allow sufficient time for filled areas
to settle prior to placing plants.
". 4. Backfill with topsoil. When plant pits have been backfilled approximately
2/3-full, water thoroughly before installing remainderof soil to top of pit.
5. Set trees plumb and brace rigidly in position- until the plhnting soil has
been-tamped solidly around the ball and/or roots.

Balled and burlapped plants (B&B): Cut ropes or strings from top of ball and
remove burlap from top 1/3 of ball. Turn under and bury removed portions of
burlap. .
7. Water,all plants thoroughly and immediately after planting.
8. Waste excess soil over nearby low areas Or spread evenly over area'to be
sodded before placement of topsoil.
MULCH
All tree watering basins and planting beds shall be covered with two (2) inches of
Steerco or approved equal, which shall be adequately protected against loss due
to wind or over sprinkling.
