Mr. Blaylock read the staff report and explained the displayed drawings.
Mr. Bruce Johnson of Evergreen Services stated that he generally agreed with the
staff report and suggested the north property line be barked and planted with
cedar trees.

report and explained the drawings in relation to, conditions of the report.

AGENDA ITEM V D: LANDSCAPE PLAN: SOUTHCENTER CORPORATE SQUARE
A detailed landscape plan, prepared by Alvin B. Dees, registered landscape
architect, has been submitted for Southcenter Corporate Square Building #10,
located on the cul -de -sac at the end of Corporate Drive.
The plan proposes two (2) paved entrances of concrete squares divided by
cedar strips, which lead to the southwest and northeast corners of the
building. Two (2) sod berms, one 2 foot and one 3 foot high are proposed
for the east side of the building which faces parking and buildings #1, 2,
3 and 4.
The proposed planting around the building includes 7 Honey Locusts (deciduous
shade tree with arching branches) at the northeast entrance to the building.
Two (2) London Plane Trees (large deciduous trees with maple like leaves) are
proposed for the southeast corner and the east and south sides of the build-
ing include 11 Scotch Pines (irregular pines with drooping branches). Two
(2) Norway Maples (deciduous tree large 5 -lobed leaves) are proposed for both
the southwest and northwest corners of the building and Flowering Cherry Trees
are included for the west and north sides of the building.
The building is surrounded by parking with planting islands interspersed to
define sections. The planting islands are proposed to include 2 Norway
Maples each and several Firethorns (evergreen shrubs with bright berries).
Some previous planting still remains also.
Planting for the property boundaries includes Firethorn along the west side
and Douglas Firs and Rock Rose (evergreen shrubs) along the north boundary.
Sod is included for all non -paved areas and wheel chair ramps are provided
at the two entrances.
Staff recommends the Planning Commission approve the landscape plan with
the following condition:
1. All planting areas be irrigated in an acceptable manner.

GENERAL FILL FOR BERMS

The 6 -2 -4 fertilizer shall contain the following per ton:

In addition to the above, the fertilizer shall contain the following

1. Apply topsoil in one lift and grade to a smooth even finish grade.
2. Apply 10 -20 -20 fertilizer at the rate of thirty (30) pounds per 1,000
square feet, together with dolomite limestone at the rate of fifty (50)
pounds per 1,000 square feet.
3. Till the above into the topsoil. Remove any rocks one (1) inch or larger
which may be brought to the surface from the subgrade.
4. Grade to a smooth even finishgrade free of undulations and tracks. Roll
for firmness using a roller not weighting more than 100 pounds per square
foot.
5. Obtain approval for finish grades before sodding.
TOPSOIL FOR TREES SHRUBS AND GROUNDCOVER
Topsoil: Shall be two -way mix consisting of 2/3 soil and 1/3 organic matter,
with a PH range of 5.0 to 6.5 with dolomitic limestone added as necessary to
attain this range.

Organic matter: Organic matter shall be derived from spaghnum peat or
approved substitutes such as fiberous.sedge, wood or . reed type peat. Sub-
stitutes shall contain less than 20 percent of ash by dry weight, shall have
a moisture content of less than 50 percent of the wet weight and shall have
been thoroughly aerated during the drying process.

SOD
Dolomite Lime Stone Fine grind dolomite lime shal packaged in new, water-
proof, non - overlaid bags, clearly labeled as to weight, manufacturer and content.
Placement: Place in one lift and grade to a smooth even finish grade.
Premium General Lawn, 70% to 80% "Merion" Bluegrass and 20% to 30% "Highland
Bentgrass" or "Creeping" Red Fescue by weight.
Sod shall be one -year old.
Sod shall be dense with grass having been cut one (1) inch or less in mowing
height prior to its being lifted from the field. Sod shall be in a vigorous
condition, dark green in color and free from disease and harmful insects.
TREES, SHRUBS, AND GROUND COVER
Quality: All plants shall be nursery grown, or normal habit of growth, healthy,
vigorous and free of disease, insect eggs and larvae. Plants shall not be pruned
prior to delivery. Grading of plant material shall be in accordance with the
code of standards of the American Association of Nurserymen. Nomenclature shall
conform with Standardized Plant Names, second edition, 1942. Names not present
in this listing shall conform to accepted nomenclature in the nursery trade.
Procedure:
1. All plant pits shall be excavated with vertical sides.
2. Tree pits shall be 2 feet greater in diamter than the ball of earth or
spread of roots of the tree. (minimum)
3. Set plants at the same relationship to finished grade as they bore to the
ground from which they were dug. Allow sufficient time for filled areas
to settle prior to placing plants.
4. Backfill with topsoil. When plant pits have been backfilled approximately
2/3 full, water thoroughly before installing remainder of soil to top of pit.
5. Set trees plumb and brace rigidly in position until the planting soil has
been tamped solidly around the ball and /or roots.
5. Balled and burlapped plants (B &B): Cut ropes or strings from top of ball and
remove burlap from top 1/3 of ball. Turn under and bury removed portions of
burlap.
7. Water all plants thoroughly and immediately after planting.
3. Waste excess soil over nearby low areas or spread evenly over area to be
sodded before placement of topsoil.
.ULCH
All tree watering basins and planting beds shall be covered with two (2) inches of
Steerco or approved equal, which shall be adequately protected against loss due
to wind or over sprinkling.

TREE WRAP
Shall be 2" wide burlap or heavy reinforced paper made for trunk wrapping.
Heavy duty plastic ribbon shall be used to fasten wrap to tree.
GUYING AND STAKING MATERIAL
Stakes-for tree support.
1. Construction grade Douglas fir.
2. Minimum nominal size: 2 in. x 2 in. or 2 1/2 inches in diameter and
pointed at one end.
Guying wire: Galvanized iron or steel 20 guage wire.
Hose: New vinyl hose.
IRRIGATION
General:

1. The irrigation system shall be contractor designed.
2. Coverage shall include all planted areas.
3. The system shall connect to the meter provided for the irrigation system
(see plan). The meter will be provided and paid for by the Owner.
4. The system shall be preceded with a sleeved stop and waste valve
(provide key).
5. The entire system shall be capable of being winterized by the use of a
1 -1/2 quick coupler valve located down stream of the backflow preventer.
6. Provide scaled as -built drawings.
