Pursuant to your request, I am forwarding the minutes of the Short Subdivision
Committee meeting of 27 June 1978. It was at this meeting that the SSC took
action on the above referenced short plat application.
Briefly, the action of the Committee was to approve the short subdivision as
submitted subject to the improvement or bonding of all public improvements prior
to filing of the short plat, per the Subdivision Code, TMC 17.

Short Subdivision Committee minutes, June 27, 1978.
The Short Subdivision Committee meeting was called to order with the following
people present: Terry Monaghan, Kje1l,Stoknes. Jim Hoel, Fire Marshal, came
in later representing the Fire Department.
VAN WOERDEN SHORT SUBDIVISION
After considerable discussion on the above - referenced item,.a motion was made by
Terry Monaghan to improve the short subdivision subject to the submitted site
plan and improvement or bonding of public improvements prior to filing of the
short subdivision per the Subdivision Code. It was further understood that all
the requirements of the Short Subdivision Ordinance were to be complied with.
Discussion also occurred related to need for application of grading permits
prior to bringing any fill on the property and compliance with King County
Hydraulic easement requirements in the 30 feet adjacent to the top of bank.
Specifically, that 14 feet of level area on the dike needed to be available
for access by King County Hydraulics. vehicles. Further that they were to be
involved in any reviews for grading permits on the property.
It was understood by all present that any dedications to the City of Tukwila
would have to be formally accepted by the Tukwila City Council before being
final and that any vacation of public rights -of -way would have to be addressed
through the City Council and formally vacated by the City Council prior to any
vacations being final. Specifically, the subdivision, as it effects dedication
and vacation of lands, is only good subject to approval by the Tukwila City Council.
With no further business before the Committee, the meeting was adjourned at 3:15 p.m.

At the request of Southcenter Investors, owners of the property on the east
side of the James Christensen Road near Baker Boulevard (formerly known
as the Van Woerden property) this letter requests that the portion of the
James Christensen Road extending south 325 feet from the centerline of
Baker Boulevard be re- opened to public use by the City of Tukwila.
The purpose of this requested re- opening is to permit Southcenter Investors
to improve that portion of the street and to provide access to two parcels
of land created by City approval of a short plat on the adjoining property.
The James Christensen Road was previously closed to through traffic between
Baker Boulevard and Strander Boulevard to provide for the Bicentennial Park,
and also to create a bicycle and hiking trail as part of the river trail
system.
The approval of the short plat to the east will create a riverfront trail
area and City park replacing the present trail in the more desirable river -
front location.
Re- opening of this portion of Christensen Road is necessary to permit South -
center Investors to enter and construct the street improvements required for
the approved short plat. The required improvements will provide for a public
sidewalk along the east side of the street which would be available to pro-
vide an interim routing for the trail (essentially along its present route)
until such time that the City develops and opens the riverfront trail and
park.
Attached hereto is a full size print of the short plat map, as approved by the
short plat committee, on which the requested street re- opening is colored in
red pencil.
