The above- referenced short subdivision has been approved by the Short Sub- division Committee. The requirements of that Short Subdivision Committee decision need to be incorporated on the face of the plat and recorded with a copy returned to the City prior to issuance of any building permits. In order of progression, the following events need to occur: 1. The Boundary Line Adjustment needs to be formalized and finalized by the McCann Company. 2. After the Boundary Line Adjustment has been approved by the City of Tukwila, the Short Plat can then be submitted to King County for recording with a copy submitted back to us. Careful consider- ation has to be made for how the dedication of the roadway is to occur, the bonding necessary, etc. . The building permit to Farwest Garments on the west side of the proposed right -of -way next to the subdivision has been issued on the assumption that the street will be put in at some future date. Indications are that Farwest Garments has a contract with McCann to construct that street. Required street and utilities be designed to correspond to the existing street and utility system within Southcenter South Indus- trial Park. b. All necessary drawings of the required improvements be approved by the Public Works department. c. All required improvements be constructed or bonded in accordance with Section 17.08.080 (1). 2. Monumentation be accomplished in accordance with Section 17.24.040 (8) (a). 3. Dedication of required improvements be accomplished in the manner established in the original plat of Southcenter South Industrial Park. Essentially, stipulations 1 a, b and c must be fulfilled before the Short Plat will be certified for filing at King County. CITY of TUKWILA OFFICE of COMMUNITY DEVELOPMENT SHORT SUBDIVISION COMMITTEE Chairman Stoknes (OCD) called meeting to order at 2:45 p.m. with Mr. Williams (Public Works) and Mr. Crawley (Fire) present. Mr. Crutchfield represented the Planning Division. Short Plat: Lot 16, Southcenter South (McCann) Mr. Crutchfield explained proposed division planned in conjunction with a Boundary Line Adjustment. Mr. Ed Hunt, McCann Construction Company, explained the proposed roadway will be full service industrial street with utilities. Will be dedicated to the City. Noted that sanitary and storm sewer system is adequate. Water is provided by existing river crossing and is a dead -end system. Mr. Crawley pointed out eventual provision of loop system (via another river crossing) would greatly increase the flexibility in actual development of the remainder of the land. Mr. Williams explained that detailed design drawings are required prior to approval of plat. Mr. Hunt stated the drawings are currently being prepared. Mr. Crutchfield recommended approval be subject to all drawings and 150% bond. Committee discussed Short Plat requirements of Title 17. Motion by Mr. Stoknes, seconded by Mr. Williams and carried to approve the Short Plat with the stipulations: 1. The following requirements be fulfilled prior to certification of the Short Plat for filing: a.
