Minutes of the Short Subdivision Committee, 5 October 1978.
Committee members present were Chairman Kjell Stoknes; Chief, Hubert Crawley;
and Terry Monaghan. Roger Blaylock was representing the Planning Division.
Applicants present were Tom Aiton and Bob Sandwick.
Chairman Kjell Stoknes, called the meeting to order at 1:37 p.m. in Converence
Room #3 in Tukwila City Hall.
AITON SHORT PLAT
General discussion centered around the four conditions imposed by the Committee
at the last meeting. Mr. Blaylock was directed to check if the acceptance of
Quit Claim Deed has to be accepted by a formal motion by Council or by ordinance.
An adequate setback from the private 40 -foot ingress /egress and utility on the
south has to be a minimum of 47.5 feet as per the rezone ordinance requirement.
This is computed from the fact that a sideyard must be i the front setback, which
was required in the rezone ordinance of 15 feet.

The applicant has been opted to do a Boundary Line Adjustment instead of a
Binding Site Improvement Plan. Thus, the application has been withdrawn.

Re: Application for Binding Site Improvement Plan
Application is made for approval by the Short Subdivision Committee of a
Binding Site Improvement plan for Parkway Plaza West and for the issuance
by the Planning Division of a Certificate of Segregation with respect to
those portions of the site designated and described on the enclosed plan
as Parcels A and B. In support of this application, you will find enclosed:
(1) Ten copies of site improvement plan.
(2) Environmental checklist form.
(3) Application fee in the amount of $150.90.
The enclosed site improvement plan encompasses three separate parcels
(identified as Tax Lots Nos. 262304 -9120, -9066 and -9024) comprising
approximately 10.09 acres. There presently exists upon the site a facility
which was constructed under Lease for Carriage House Furniture prior to the
enactment of the ordinance providing for approval of binding site improvement
plan.
The intent of this application is to confirm the legal description for the
Carriage House facility (Parcel A) and to establish the legal description
for Parcel B. The lessee of Parcel B has made separate application for
building permit for site improvements. The enclosed site improvement plan
shows the existing utilities, i.e. water, sanitary and storm sewer, available
to adequately serve Parcel B as well as Parcel A. Necessary easements to
the City of Tukwila and others for water, sewer, other utilities and access
are currently of record.

Southcenter Parkway, across street from Parkway Plaza North.
