GC /ch cc: Dir, OCD, Bldg Off The office addition plans proposed for the Shasta facility in Tukwila were reviewed by the Planning Commission, sitting as the Board of Architectural Review, on 27 April 1978. The Commission approved the plans with the following stipulations: 1. The future warehouse addition to the north is specifically excluded from this approval. 2. The eight (8) parking stalls in front of the office be turned to 90 and each be at least 9 feet in width. 3. Parking islands be provided at ends of parking strips as appropriate. 4. Planning Commission approval of detailed landscape plan prior to issuance of occupancy permit, to include the following: a. Replacement of washed river rock with live ground cover. b. Replacement of unhealthy street trees. c. Extension of ground cover to parking islands. d. PLANNING COMMISSION The regular April meeting of the Tukwila Planning Commission was called to order by Chairman Kirsop at 8:05 p.m. with Commissioners Sowinski, West, Avery, Bowen and Richards present. Fred Satterstrom and Gary Crutchfield represented the Planning Division. Mr. Crutchfield noted that Mr. Hartong would be unable to attend this meeting. Motion by Mr. Sowinski, seconded by Mr. Richards and carried to approve the minutes of 23 March 1978 as prepared. Mr. Crutchfield explained that Mrs. Avery could not, without Commission approval, sign the notes of the 20 April work meeting due to her absence that evening. Read said notes and consensus of Commission to approve as read. City Council Actions Chairman Kirsop briefly noted recent City Council actions. Chairman Kirsop noted the staff report suggests three of the four hearings be tabled. Mr. Crutchfield explained the delay is necessary to allow completion of environmental reviews on each of the matters. Motion by Mrs. Avery, seconded by Mr. West and carried to table Agenda Items VII A, B and D to the regular May meeting to allow completion of environmental reviews. Chairman Kirsop directed that staff notify surrounding property owners of the Commis- sion's action. BOARD OF ARCHITECTURAL REVIEW A. Landscape Plan: Prudential Buildings Mr. Crutchfield read the staff report and explained the proposed landscape plan. Motion by Mr. Sowinski, seconded by Mr. Bowen and carried to approve the landscape plan with the stipulation that the street trees along Andover Park East be situated as to •'ire closely align to the 30 -foot on center standard. April 1978 CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT AGENDA ITEM V B. Development Plans: Shasta Addition 8:00 P.M. Reductions of the site and elevation drawings are attached. Shasta essentially proposes addition of 1700 square feet of office area. In initial review before the Andover ACC, it was determined that parking was deficient and the center curb cut was approximately 70 feet in width. Consequently, the proponent has expanded the parking area to the north end of the property to provide required parking as well as reduce the width of the center curb cut. Staff notes the following: 1. Existing landscape strip along Andover Park East consists of washed river rock and street trees, some of which are, at best, ill. 2. The eight parking stalls in front of the office area are angled at less than 90 Staff recommends approval of the office addition plans subject to the following stipulations: 1.
