The Commission, acting as the Board of Architectural Review, approved the plans with the following stipulations: 1. Detailed landscape plan to complement the adjacent development be approved by Planning Commission prior to issuance of Occupancy Permit. 2. Architectural screening of roof - mounted. equipment. 3. The landscape plan shall include provision of sidewalk to comple- ment adjacent developments. Drawings submitted for building permit should reflect these provisions. Washington 98188 r (206) 242 -21,77 25 May 1978 AGENDA ITEM V B • Development Plans: Project #761 (Segale Business Park) Segale Business Park has proposed development of a two -story office build- ing containing 26,118 square feet. Access to the site is provided on a single curb cut and the landscape strip along the streets is less than that established at the adjacent development. The building will be concrete with vertical board -form accent and solar bronze glass. The base of the building will be landscaped. Staff recommends approval of the plans with the following stipulations: 1. Detailed landscape plan to complement the adjacent development be approved by Planning Commission prior to issuance of Occupancy Permit. 2. Architectural screening of roof - mounted equipment. 3. The landscape plan shall include provision of sidewalk to complement adjacent developments. CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT 8:00 P.M. Planning Commission Minutes g. Page 5 25 May 1978 d. Provision of outside sitting or sack -lunch area near the building for use by employees; e. Provision of deciduous trees at intervals of every five parking stalls in all parking areas, in a manner as depicted on the above - referenced landscape plan; f. Automatic irrigation along major landscape corridors and areas of landscape concentrations; Submittal of revised landscape plan incorporating above stipula- tions to Planning Commission for review at the regular June 1978 meeting; h. Provision of 25 -foot wide landscape strip along Southcenter Park- way; same to be bermed 4 feet in height. 4. The entire hillside lying west of the rail line shall remain undisturbed. Mr. Lance Mueller, architect, stated his agreement with the proposed conditions. Motion by Mr. Richards, seconded by Mr. Bowen and carried to approve the, plans with the following stipulations: 1. Detailed landscape plan to complement the adjacent development be approved by Planning Commission priorto issuance of Occupancy Permit. 2. Architectural screening of roof - mounted equipment. 3. The landscape plan shall include provision of sidewalk to complement adjacent developments. Landscape Plan: Phase II & III (Southcenter Corporate Square) Mr. Crutchfield read the staff report and explained the materials and manner of landscaping. Motion by Mr. Bowen, seconded by Mr. Sowinski and carried to approve the land- scape plans as presented. Landscape Plan: Parking Lot (Southcenter Corporate Square) Mr. Crutchfield read the staff report explaining the materials and manner of landscape. Also noted the staff recommendation regarding relocation of the curb cut. Motion by Mr. Richards, seconded by Mr. Bowen and carried to approve the land- scape plan with the notation that the revised curb cut location should be at least 250 feet from the centerline of Andover Park West.
