The Planning Commission approved the plans with the following conditions: 1 That the applicant submit a detailed landscape plan to the B.A.R. for approval prior to issuance of occupancy permit. Such landscape plan shall depict treatment of all land area not covered by buildings or parking areas. 2. Architectural screening roof - mounted equipment. 3. The special meeting of the Planning Commission was called to order by Chairman Kirsop at 8:05 p.m. Other Planning Commission members present were Avery, Bowen, Richards and Sowinski. Fred Satterstrom and Roger Blaylock were present representing staff. Mr. Satterstrom mentioned that Mr. Welsh and Mr. Hartong had informed staff that they would not be present. Mr. Satterstrom introduced the new Assistant Planner, Mr. Blaylock, to the Commission. Chairman Kirsop welcomed Mr. Blaylock. L.MCCANN PROJECT #410 Mr. Satterstrom read the staff report and explained displayed drawing. Mr. Ed Hunt, McCann Construction Company, explained the drawing further. Mr. Robert Kacel, Architect, the exterior finish of the building. Mr. Bowen asked if the building would be rail served. Mr. Hunt said rail ser- vice was not in the plans, however, it could be provided in the future. Mr. Hunt explained that Seawest Distributors are in the carpet business and would not require the use of large trucks. Mr. Richards questioned the turning radius of semi - trucks using the facility. Mr. Satterstrom explained that more landscaping was provided than required and that this could be reduced to accommodate truck maneuvering. MOTION BY MRS. AVERY, SECONDED BY MR. BOWEN AND CARRIED TO ACCEPT THE PROPOSAL WITH THE FOLLOWING CONDITIONS: 1. THAT THE APPLICANT SUBMIT A DETAILED LANDSCAPE PLAN TO THE B.A.R. FOR APPROVAL PRIOR TO ISSUANCE OF OCCUPANCY PERMIT. McC'NN PROJECT #433 Mr. Satterstrom read the staff report, explained displayed drawings and explained condition #3 of staff report. Mr. Ed Hunt, McCann Construction Company, stated he was sure that the parking stalls would be a minimum of 9' x 20'. Mr. Hunt further explained the site plan and levations. Mr. Hunt mentioned that the building would be served by rail. Ther- was a discussion on truck maneuvering. Mr. Hunt assured the Commission tha trucks definitely would not be backing into the facility from the street. MOTION BY MR. BOWEN AND SECONDED BY f9R. SOWINSKI TO TABLE THIS ITEM UNTIL THE NEX MEETING TO ALLOW OWNER TO BE PRESENT. MOTION BY MR. RICHARDS, SECONDED BY MRS. AVERY MD CARRIED TO AMEND THE ORIGINAL MOTION TO REQUIRE A DIAGRAM, SKETCHED BY AN ARCHITECT, SHOWING HOW A LEGAL SIZED SEMI -TRUCK WILL MANEUVER ICJ THE 65 FOOT AREA. MOTION CARRIED AS AMENDED. Mr. Hunt asked the Commission to reconsider this item and approve it with condi- tio s to meet requirements so work could continue. The Commission generally agreed that they rather discuss the item further at the nex meeting where a detailed sketch of truck maneuvering and a larger site plan would be available. SCH EIDER OFFICE BUILDING: SITE PLAN REVISION Mr. Satterstrom read the staff report, read memorandum from Terry Monaghan, Public Wor s Director.(Exhibit "B" of staff report) and explained site plan. Mr. dri str wid Mr. Carl Bloss, Schneider Homes, further explained the site plan. He mentioned the driveway entrance would be signed for delivery trucks only. Commissioners reviewed previously approved site plan. Satterstrom mentioned that a delivery truck, parked on the 12 foot wide eway, might block other delivery trucks forcing them to back up onto the et in order to exit. Mr. Bloss explained that the driveway could be made r to prevent this. 17 August 1978 AGENDA ITEM I I A ' CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT McCann Project #410 (Seawest) 8:00 P.M. The above - referenced project is a proposed 34,200 sq. ft. warehouse located at the corner of Todd Boulevard and the as yet not constructed extension of Olympic Avenue in the Southcenter South Industrial Park. Site plan for the facility proposes two driveway entrances, one from Todd Boulevard, the other from Olympic Avenue. The entrance from Todd Boulevard is one -way due to center planting median on Todd Boulevard. Truck doors are proposed along the west building elevation. Distance from the line of building recess to edge of front property line is approximately 120 feet. Basically, the construction of the warehouse is tilt -up concrete with an exposed aggregate panel along the top of the building. Tenant entries are trimmed and accented with cedar siding, wood rails, and bronze aluminum storefronts with solar bronze glass. Staff recommends approval of the proposed site plan and elevation drawings with the following conditions: 1. That the applicant submit a detailed landscape plan to the B.A.P. for approval prior to issuance of occupancy permit. The sprinkler system must be designed and installed to satisfy our requirements for high -pile carpet storage. 2. The fire hydrant complement shall comply strictly with City Ordinance #729. Fire hydrant shall be installed, tested and accepted prior to the start of building construction. 3. The all- weather, crushed rock Fire Dept. access lane required between this building and building #255 will be completed prior to any site work being accomplished for bldg. #410. 4 Agree to abide by ALL other applicable adopted codes and ordinances.
