SUBJECT: Roadway Dedication - Upland Drive
Attached is correspondence from Mr. R. D. Uhrich of Upland Industries
relative to the dedication of Upland Drive to the City.
In conformance with T.M.C. 2.36.060, I am submitting this request to
the Planning Commission for their recommendation to the City Council.
I have included a set of plans for this project for the Commission's
review at the October 25, 1979 meeting.
It is my recommendation that this roadway dedication be approved and
accepted by the City.

This refers to the completion of. street improvements on
Upland Drive in Upland's Tukwila Industrial Park.
Pursuant to your instructions, the following information
is attached for your further handling:
1) A Quitclaim Deed identified as UIC Law Department Doc-
ument No. 1- 3628 -1 for Upland Drive.

2) A Bill of Sale identified as UIC Law Department Document
No. 1 -3628 conveying the street surface and utility improvements
in Upland Drive to the City of Tukwila.
3) A breakdown of the costs to construct water and sanitary
sewer improvements.
4) A copy of a letter from Stanley T. Scott & Co., Inc., refer-
encing the Performance Bond furnished the City of Tukwila on behalf
of our contractor, Frank Coluccio Construction Company. You will
note the Bond guarantees maintenance of the street for a period of
one year after the date of acceptance.
I believe this finalizes all of the requirements for official
acceptance of the street and improvements' by the City of Tukwila
and would request your assistance in obtaining final acceptance
from the Council..

QUITCLAIM DEED
The Grantor, UNION PACIFIC LAND RESOURCES CORPORATION,
a Nebraska corporation, for and in consideration of mutually derived
benefits, does hereby remise, release and quitclaim to the CITY OF
TUKWILA, a municipal corporation of the State of Washington, Grantee,
all of its right, title and interest in and to the following described
real estate together with after acquired title thereto:
All of the right -of -way for Upland Drive as shown on
the plat of Upland's Tukwila Industrial Park in the City
of Tukwila, King County, Washington as recorded August 29,
1977 in Volume 104 of Plats, Pages 8 through 10, Recording
No. 7708290789, records of said County.
EXCEPTING THEREFROM AND RESERVING unto the Grantor, its
successors and assigns, forever, all minerals and all
mineral rights of every kind and character now known to
exist or hereafter discovered, including, without limiting
the generality of the foregoing, oil and gas and rights there-
to, together with the sole, exclusive and perpetual right
to explore for; remove and dispose of said minerals by any
means or methods suitable to the Grantor, its successors
and assigns, but without entering upon or using the surface
of the lands hereby conveyed, and in such manner as not to
damage the surface of said lands or to interfere with the
use thereof by the Grantee, the Grantee's successors or
assigns.
This conveyance herein made shall be and is subject to
any and all covenants, conditions, restrictions, reservations,
easements, encumbrances, rights, rights of way and .conditions

A final inspection was made on July 26th, 1979 on the above referenced project..
It was noted that since construction of the cement concrete curb and gutter,
building construction activity has caused minor damage by spalling of the ver-
tical face of the curb. Previous to this damage the curb and gutter was con-
structed according to the plans and specifications. The steel casing pipe for
the water line at the two railroad crossings was not installed.
With exception of the above two items, I certify that the project is complete
and has been built according to the plans and specifications.

Effective January 4, 1978 the following Regulation applies: WAC 248- 54 -65() - Within sixty
days following the completion of and prior to the use of any project or portion thereof for
which plans and specifications have received the approval of the Secretary, certification
shall be made to the Secretary and signed by a professional engineer that the project was
inspected by him or his authorized agent and that it was constructed in accordance with the
plans and specifications approved by the Secretary.
Instructions:
(a) If a project is being completed in stage construction, attach a map and description of
portion of project being certified as completed as approved on date given below.
(b) As future portions of staged construction projects are completed, each must be
certified as required by WAC 248 -54 -650.

meeting of August 15, 1977, by resolution 599, attached. I'm
very pleased with the outcome of that plat.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUKWILA
GRANTING APPROVAL, SUBJECT TO CERTAIN CONDITIONS, OF THE
FINAL PLAT OF UPLAND'S TUKWILA INDUSTRIAL PARK BEING
OFFICE OF COMMUNITY DEVELOPMENT, PLANNING DIVISION FILE

WHEREAS, pursuant to proper local procedures, the City Council of
the City of Tukwila approved the preliminary plat of UPLAND'S INDUSTRIAL
PARK by Resolution #584, and;
WHEREAS, the conditions of said approval and Resolution have been
complied with, and;
WHEREAS, applicant has made application for a final plat, said
having been favorably recommended on, subject to certain conditions.
NOW, THEREFORE, BE IT RESOLVED BY THE TUKWILA CITY COUNCIL AS
FOLLOWS:
Section 1. The final plat application of UPLAND'S TUKWILA INDUSTRIAL
PARK, being Office of Community Development, Planning Division File No. MF -77 -7 -SUB,
is hereby approved subject to the following conditions:
A. Building Permits shall not be authorized for any portions
of Lots 8, 9, 10, or 11 prior to satisfactory improvement
of the roadway adjacent the south line of this Plat.
Such improvement may be bonded or otherwise secured in any
manner acceptable to the City Council but shall be in an
amount equal to 150 percent of the estimated cost of such
satisfactory improvement.
B. Compliance of all conditions of the Subdivision Code, as
relevant to this plat.
C. A 10 foot public pedestrian access easement is to be located
on the north 10 feet of the plat with the right of City to
make improvements for that purpose.

WHEREAS, pursuant to the regulations as required by Title 17 of
the Tukwila Municipal Code, Upland Industries, owner of the property involved,
has submitted for approval a preliminary plat proposal of Upland Industrial
Park and identified as Office of Community Development File No. MF -77 -7 -SUB, and;
WHEREAS, said property, the legal description of which appears in
said Office of Community Development File, is generally located on the west
side of Andover Park West south of the intersection of Minkler Boulevard and
Andover Park West, lying within the C -M zone, and;
WHEREAS, and environmental questionnaire was submitted on March

of the City of Tukwila on March 18. 1977, and; ,
WHEREAS, the Tukwila Planning Commission, following public hearing
on March 24, 1977, has recommended to the City Council approval of a revised
preliminary plat subject to certain conditions as set forth in the minutes of
said meeting adopted by said Planning Commission.
WHEREAS, the City Council had concerns on the proposal during a
City Council meeting of April 11, 1977, and set a public hearing date on the
matter for May 2, 1977, and;
WHEREAS, the City Council did consider the information available
during a public hearing on the matter on May 2, 1977.
NOW, THEREFORE, BE IT RESOVLED,BY THE CITY COUNCIL OF THE CITY OF
TUKWILA AS FOLLOWS:
Section 1. Preliminary approval of the revised Upland Industrial
Park preliminary plat being Office of Community Development File No. MF -77 -7 -SUB,
is hereby given subject to the conditions of approval recommended by the Planning
Commission, as amended and added onto, all as set forth herein under:
A. Upland and the abutting property owner(s) to the south shall
cooperate and develop a j^int public road on the south rertion
of the property to be dedicated to tha City and to have the
following features:

shall be incorporated into the new right -of -way.
2. Parking of cars on the property to the south shall be
reoriented so there will be no backing onto the right -
of -way.. .
3. The right -of -way shall be 40 feet wide with a 28 foot as-
phalt section and a standard curb and gutter on each side.
4. The cul -de -sac on the west shall be extended so it will
provide at least 40 feet of pavement contact with the
westerly lot for access. The paved portion of the
cul -de -sac shall be no less than 60 feet in diameter
with a 70 foot right - of-way diameter.
5. Any and all utilities in said right -of -way are to be
granted to the City.
B. The proposed Upland. Drive shall be extended westerly to
provide at least 40 feet of pavement contact with the westerly lot(s).
C.' Vehicular access to abutting properties on the northern 30 foot
road and utility easement shall not be allowed. This shall so
be stated on the final plat along with the recording numbers of
all easements presently on the property.
Section 2. A copy of this Resolution shall be furnished to the
subdivider and to the following City of Tukwila Departments:

cent the south line of this Plat. Such improve-
ment may be bonded or otherwise secured in any
manner acceptable to the City Council but shall

SUMMARY OF PROPOSAL:
The Preliminary Plat submitted by Upland Industries was revised by the City
Council under Resolution #584. The Final Plat was prepared in accordance
with the revisions set forth in Resolution #584 and the Planning Commission
has recommended conditional approval of the Final Plat.
FINDINGS:
1. The Final Plat depicts the general concept of revision established
• under Resolution #584.
2. Since development of the south roadway directly affects capability
of development of lots 8, 9, 10 and 11 of this Plat, the Planning
Commission has recommended approval of the Final Plat with the
following stipulation:
Building Permits shall not be authorized for any portion
of lots 8, 9, 10 or 11 prior to satisfactory improvement
of the roadway adjacent the south line of this Plat. Such
improvement may be bonded or otherwise secured in any man-
ner acceptable to the City Council but shall be in an
amount equal to 150% of the estimated cost of such satis-
factory improvement.
3. The Public Works Department has performed initial review of the
Final Plat and has required fulfillment of Final Plat criteria as
set forth in Exhibit A.

4. The proposed street and utility improvements within the Plat have
not been installed and satisfactory completion has not been bonded
or otherwise secured.

1. The condition of approval recommended by the Planning Commission
is essential to ensure compliance with the detailed stipulations
of Resolution #584.
2. Inasmuch as City Council approval is the final official action by
the City of Tukwila, complete and satisfactory compliance with the
details outlined in Exhibit A should precede final City Council
action.
(3..) Satisfactory installation of the Plat's internal improvements or
sufficient bond to guarantee such should precede City Council
approval.
RECOMMENDATION:
Based on the Findings and Conclusions stated hereinabove, the Planning Divi-
sion recommends the City Council approve the Final Plat only after fulfill -
ment of all criteria details set forth in the Subdivision Code and with the
stipulation recommended by the Planning Commission.

WHEREAS, pursuant to the regulations as required by Title 17 of
the Tukwila Municipal Code, Upland Industries, owner of the property involved,
has submitted for approval a preliminary plat proposal of Upland Industrial
Park and identified as Office of Community Development File No. MF -77 -7 -SUB, and;
WHEREAS, said property, the legal description of which appears in
said Office of Community Development File, is generally located on the west
side of Andover Park West south of the intersection of Minkler Boulevard and
Andover Park West, lying within the C -M zone, and;
WHEREAS, and environmental questionnaire was submitted on March
2, 1977 and a declaration of non - significance made by the Responsible Official
of the City of Tukwila on March 18. 1977, and;

Uplands Preliminary Plat
Steve, as you remember, the Council referred the Upland Plat to you and I
for a joint report. Let me propose some things to you for your reaction
and as something to stimulate discussion. These are not concrete proposals
since I do not have enough information.
Proposals:
1. Not allow lot 8 to jump railroad tracks to the east. Create lots 9
and 10 as shown.
2. Require lot line dividing lots 1 and 2. to run North and South.
3. Allow no direct access to lots 1, 9 or 10 from Andover Park West.
4. Require the south 25 feet of the property to be improved to City
standards for a 2 road section, with construction, barricade and landscape
adjacent to the north access road, provide adequate turn - around, and dedi-
cate to City. (All construction per your requirements.)
5. Require additional five -foot utility easement adjacent to southerly road.
6. Divide lots 5 and 6 each into two lots to avoid future need to further subdivide.
7. Extend cul -de -sac of uplands or Kalopuya Drive westerly 30 feet.

Councilman Traynor said he thought the Planning Commission should
consider annexation and then land use. Council President Hill said he
thought the Council could not promise anyone rezone before they are
annexed. Councilman Traynor said if there is a public hearing, the
Council can see how the people down there feel about it. *CARRIED.
Kjell Stoknes, Director of Community Development, said he proposed
adoption of the 1976 Uniform Building Code. It is a housekeeping
ordinance. He explained the changes which are on. Page 2 in Section 5
A representative from Allied Stores asked for clarification on the
changes in the proposed ordinance.
Kjell Stoknes, Director of Community Development, said this was an
ordinance creating and establishing fire zones and repealing : former
related ordinances. He said he recommended the adoption of this
proposed ordinance along with the one adopting the 1976 uniform buildi
code as they are tied in together. He said the Uniform Building Code
states that fire zones shall be established by an ordinance. To date
this has not been accomplished in a separate ordinance. This is the
purpose of this ordinance with no changes proposed to the present
boundaries of the presently established fire zones.. Councilman
Traynor said he would like to request a letter from the Fire Departmen
as to whether or not they support this proposed ordinance.

ADOPTING THE 1976 UNIFORM BUILDING CODE AND THE PROPOSED ORDINANCE
CREATING AND ESTABLISHING FIRE ZONES BE RFFERRED TO THE COMMUNITY
AFFAIRS COMMITTEE FOR THEIR RECOMMENDATION. *
Al Pieper, Building Official, said the proposed ordinance does not
change any existing fire zones. He recommended adoption the ordin-
ance as it would make his work much easier. *CARRIED.
Kjell Stoknes, Director of Community Development, said a public hearin
had been held on this preliminary plat and staff concurred with the
recommendation of the Commission and reiterated the requirement of
restricting vehicular access on the 30 foot easement along the north
plat boundary. He said if this is not done there will be some problem.
He said he would like to see it put in committee. Steve Hall,
Director of Public Works, said he had concerns about this plat on
future development. Mr. Urich of Upland Industries said they could not
say at this time what type of development will take place. The City,
however, would have authority over the use of it. The City can requir(
that the property be improved at that time.

Prop. Ord. adopting Council President Hill said this proposed ordinance looks like it
new subdivision code might take an evening to go over it. Kjell Stoknes said that is
including provisions correct. He said the State law requires its adoption. The City has
for short plats, and never had a short subdivision ordinance and this creates one. The
repealing present present subdivision ordinance for formal plats is outdated and proced-
subdivision ord. orally very weak. There is a demand from local residents and business
men for this document.

Attached herewith is the report of'the Planning Commission with attachments
on the Upland Industrial Park preliminary plat, MF 77 -7 -SUB. Also attached
is the revised preliminary plat map, indicating the changes required by the
Planning Commission recommendation.
The public hearing on this preliminary plat was held before the Planning
Commission at its regular meeting, 24 March 1977. Staff concurs with the
recommendation of the Commission and reiterates the requirement of restricting
vehicular access on the 30 -foot easement along the north plat boundary. Staff
recommends that no further public hearings on this matter be held at the Council
level.
Attached to this report is a letter from R. D. Urich of Upland Industries
whch requests that the name of the proposed cul -de -sac be changed from
"Kalapuya Drive" to "Upland Drive ", "Union Pacific Drive ", or "Hansen Drive ".
Staff suggests that the name "Kalapuya" be retained, as this name is probably
more historically meaningful than the others. For the Council's information,
the Kalapuya Indians (also spelled "Calapooia ") lived in the Willamette Valley
of Oregon and migrated north as far as Tukwila area every autumn to hunt, pick
small fruit, and harvest hazelnuts.

In confirmation of our telephone conversation this date
I am enclosing a copy of the recorded easement from Associated
Grocers to Sammamish Commercial Co.,conveying a roadway and
utility easement over the northerly 30 feet of our property.
It would be appreciated if you would discuss with the
City Attorney the implication of restricting vehicular traffic
from this portion of the property. Upland has no objections
to doing so.
Also would it be possible to change the name of Kalapuya
Drive? Of course our first choice would be Upland Drive, as
an alternative we would also like to suggest Union Pacific Drive,
or Hansen Drive. Your thoughts and comments along these lines
would be appreciated.

Parking Lot on Andover Park West (Cabot, Cabot & Forbes)
Mr. Crutchfield read the Staff Report and explained the proposed parking lot
construction in relation to existing structures.
Motion by Mr. Bowen, seconded by Mrs. Avery and carried to approve the plan
subject to landscape of the parking lot to correspond with neighboring landscape.
NEW BUSINESS
0P06LIC HEARING: Preliminary Plat for Upland's Industrial Park
Mr. Crutchfield introduced item and explained location and nature of action.
Chairman Kirsop opened the public hearing at 9:04 P.M.
Mr. Crutchfield read the Staff Report explaining its Findings, Conclusions
and Recommendation. Also read letter from Tom Bernard, of Cabot, Cabot &
Forbes. (Copy of letter attached as a part of these minutes.)
Mr. Dave Urich, Upland Industries, responded to each point of the Staff
recommendation as follows:
1. Agreed to include that portion not conveyed to Mr. Ivy by deed or
contract purchase.
2. Stated combination of lots 5 and 9 into one lot and combination
of lots 6 and 10 into one will satisfy intent of this stipulation.
3. Effect of #2 above will satisfy this stipulation.
4. Agreed to this stipulation.
5. Stated he agreed with concept but was not sure about legal problems.
6. Submitted a letter which reiterated the need for use of this access.
(Copy of letter attached as part of these minutes.)
7. This requirement can be fulfilled if the land included in the plat
as required by #1 above and is added to lot 8.
Chairman Kirsop questioned the logic of closing vehicular access on a portion
of the easement originally intended for extension of Minkler Boulevard.
Mr. Crutchfield explained that the Public Works Department and Planning Divi-
sion, in view of several factors including existing construction and rail lo-
cations, had concluded that extension of Minkler Boulevard is not in the best
interest of public.

Mr. Urich noted that Upland Industries does not deem extension of Minkler
Boulevard necessary.
Chairman Kirsop questioned the reasoning for combining lots 5 and 9, and 6
and 10 rather than extend the cul -de -sac southerly.
Mr. Urich stated the location of rail lines coupled with the lot depths dic-
tate lots lying in a north -south fashion.
Considerable discussion ensued regarding access from end of cul -de -sac to
far end of long narrow lots.
Mr. Jack Link, Tri -Land Corporation, stated that development on the acreage
immediately south included a 25 -foot wide easement developed for roadway
purposes and was intended to be coupled with Upland's 25 feet to provide
a 50 -foot wide private access road. This would also provide access to
several acres of land lying northeast of Doce's.
Again, discussion focused on use of the south 25 -foot easement for vehicular
access.
Mr. Satterstrom explained the Planning Division recommendation is based on
the policy promulgated by the Public. Works Department of "not promoting
private access streets."
Mr. Urich noted that Upland's would be willing to dedicate their half of
developed street at no cost to City if required at future time.
There being no further comments, Chairman Kirsop closed the public hearing
at 9:45 P.M
Motion by Mr. Richards that the Planning Commission recommend the City
Council approve the Preliminary plat with the following stipulations:
1. Accurate plat boundaries.
2. Revise plat to depict revisions to Lots 5, 6, 9 and 10.
3. Extend cul -de -sac westerly to serve Lot 5.
4. Extend utility easements to Andover Park West.
5. Exclusion of vehicular access in 30 -foot easement along North:/
plat boundary.
6. Exhibit depicting these corrections be prepared, by the applicant
for presentation to City Council in conjunction with the Planning
Commission recommendation.
Motion seconded by Mr. Sowinski and carried.
Chairman Kirsop recessed the meeting at 9:50 P.M. to allow the court reporters
to set up their equipment.

Chairman Kirsop reconvened the meeting at 10:04 P.M.
PUBLIC HEARING: Proposed Comprehensive Land Use Policy Plan
Chairman Kirsop explained the hearing procedures and opened the public
hearing at 10:06 P.M.
Mr. Satterstrom read the Staff Report and noted two (2) map errors on the
proposed Comprehensive Land Use Map. First, the small uncolored square
located at the northeast corner of the intersection of South 151st street
and 62nd Avenue South should be yellow to indicate Low Density. Second,
the land area commonly known as the Gardner property, located on the east
side of 59th Avenue, should be light brown to indicate Medium Density.
Also read a letter from Seattle City Light.
Joe Ruffino stated his strong objection to Tukwila's proposal to designate
his property (lot 119 on South 158th and located in King County) when King
County has RM -900 on it.
Richard Wilson, attorney representing Alberti, et. al., stated he favors the
text but objects to the map designation on the land area commonly known as
the southwest quadrant of the I -5 and 1 -405 interchange. Stated map should
designate High Density Residential because:
1. Objective 2 on page 3 - 5;
2. Open Space Element can be complemented much better if this land
is M/F since it offers more flexibility in maintenance of natural
vegetation and also would enhance the utility of the natural view;
3. South 160th is a "major secondary arterial" even though it is not
classified as such in the Plan;
4. Policy 2 on page 3 - 6;
5. 53rd and 160th are both heavily travelled;
6. Policy 1 on page 3 - 7. Due to proximity to freeway, the noise
levels exceed standards used in determining finance assistance from
FHA for single- family homes. Hence, M/F is more logical designation
since construction techniques can better combat noise levels;
7. Objective 1 on page 3 - 8 constitutes a direct conflict with the map
designation;
8. PSCOG encourages concentration of housing in lieu of urban sprawl;
9. Mitigating measures can better be implemented in M/F development;
10. Comprehensive Plan will certainly affect the current zoning;
11. Owners of the land are not here to make a fast buck. They have in-
vested in this parcel for 15 years and simply desire to use that

REQUEST: PRELIMINARY PLAT
APPLICANT: Upland Industries
LOCATION: Approximately 1500' North of South 180th and adjacent
the West line of Andover Park West
SIZE: Approximately 26 acres

COMPREHENSIVE PLAN: Industrial
Upland Industries, the land development subsidiary of Union Pacific Railroad,
has requested approval of a Preliminary plat for its thirty (30) acre tract
on Andover Park West. A portion of the original 30 acres was sold in December
1976, leaving approximately 26 acres which now comprise the Preliminary plat.
The hearing on this plat has been duly published and nearby property owners
notified.
FINDINGS:
1. A Negative Declaration was issued by O.C.D. on March 18, 1977.
2. The Preliminary plat excludes a small portion of land at the southeast
corner which has not been sold and therefore the plat boundaries are
erroneous.
3. The proposed plat includes a cul -de -sac, 900 feet in length, which
meets City design and construction standards, and which affords direct .
access to lots 1, 3, 4, 5, 6 and 7.
4. Lots 1 and 2 have direct access to Andover Park West.
5. Lots 8, 9 and 10, having no direct access to a public right -of -way, are
proposed to receive access via 30 -foot wide easement extending southerly
from the west end of the cul -de -sac as well as via 25 -foot wide easement
extending westerly from Andover Park West along the south boundary of the
plat.

6. The 25 -foot easement along the south plat boundary corresponds to an
existing 25 -foot easement along the north property line of the land
area immediately south of the proposed plat. That 25 -foot easement
is improved, not in conformance with existing City standards, for
vehicular access to the improvements on that land.
7. A 30 -foot easement, for roadway and utilities, exists along the north
line of the plat. It presently is occupied by utilities and railroad
tracks, but is not currently improved to provide vehicular access.
8. The right -of -way of Andover Park West includes a 60 -inch storm sewer
line, an 18 -inch sanitary sewer line, and a 12 -inch water line.
9. The 15 -foot utility easement along the south line of the proposed cul-
de -sac abruptly ends at the east line of lot 7 and does not extend to
Andover Park West.
CONCLUSIONS:
1. The boundaries of the plat should be corrected to include that portion
of land near the southeast corner which has not been sold.
2. All utilities extended from Andover Park West along the cul -de -sac are
adequate; however, the 15 -foot utility easement along the south line of
the cul -de -sac should be extended easterly to Andover Park West.
3. The major issue in this plat is that of access and any resolution of that
problem will constitute a major policy decision. The plat includes 3
private, non - exclusive roadway easements; one along the north plat boundary,
another along the south plat boundary and an interior roadway easement
extending southerly from the west end of the cul -de -sac to the roadway
easement along the south plat boundary.
a. North Easement: While this easement is necessary for existing utili-
ties and rail facilities, it is not necessary to provide reasonable
vehicular access to any of the lots abutting it.
b. South Easement: This easement corresponds to an existing and simi-
lar 25 -foot private roadway easement on the property abutting the
south plat boundary. However, the easements are not mutual and, if
both were developed, would constitute a substandard and private
roadway.
c. Interior Easement: The 30 -foot easement extending southerly from
the cul -de -sac would constitute another substandard and private
roadway. However, access to lots 9 and 10 can be reasonably gained
only from the cul -de -sac. Hence, the cul -de -sac should be extended
southerly, as a public right -of -way, at 50 feet in width, to cul -de -sac
at lots 9 and 10. Such right -of -way extension should include extension
of all utilities to the end of the cul -de -sac and necessary utility
easements.

RECOMMENDATION:
Based on the foregoing Findings and Conclusions, Staff recommends the Commission
table action and direct the applicant to revise the Preliminary plat in accordance
with the following stipulations:
1. Accurate plat boundaries.
2. Extension of the cul -de -sac roadway, at 50 -foot width, to provide public
access to lots 9 and 10.
3. Extension of all utilities along cul -de -sac to new terminus at lots 9 and
10.
4. Extension of all utility easements from Andover Park West to terminus of
cul -de -sac.
5. Exclusion of vehicular access in 30 -foot easement along North plat boundary.
6. Exclusion of vehicular access in 25 -foot easement along South plat boundary.
7. Provide public access to lot 8.

DESCRIPTION
This plat of UPLANDS TUKWILA INDUSTRIAL PARK is located In the Southwest Quarter
of the Soulheasl Quarter ( SW 1/4 SE 1/4 ) of Section 26, Township 23 North, Range 4 East of
the Willamette Meridian, City of Tukwila, King County, Stale of Washington, said plat being more
particularly described as follows
Containing an arca of 26.01 acres,more or less.
EASEMENT PROVISIONS
•
Subject to the paramount use of the properly for Railroad and industrial' purposes, the
utility easements indicated on the lace of the plot ore to be used for the benefit of said plot for
underground public utility and drainage purposes and incidenlal purposes thereto. Said easements
can be entered upon at any future date for maintenance purposes and for the purposes . at serving
other properties with utilities. Easement areas and improvements (hereon which are damaged in the
course of servicing or maintaining utilities shall be restored by the owner of the utility.
