COMMENTS:
*This declaration constitutes a withdrawal of the affirmative threshold declara-
tion dated 27 April 1977. This withdrawal is conditioned upon the following pro-
ject modifications agreed to by Allied Body Works by letter dated 28 June 1977:
1. Alignment of private access road, built to City of Tukwila Public Works
Department standards, conform to that shown on Site Plan "A" submitted to
the City of Tukwila on 7 June 1977.

2. Configuration of intersection of private access road with Interurban Avenue
conform to said Site Plan "A" submitted on 7 June 1977.
3. A 5' -wide walkway open to the public be constructed along the north line of
the private access roadway for the full length of said roadway.
4. Existing natural vegetation, particularly those trees of 3" caliper or greater,
lying between the access road easement and the Green River remain undisturbed.
5. A 10' -wide landscape strip or decorative fence, to be approved by the Responsi -
ble Official at time of building permit application, be placed along the subject
property's south and eastern boundaries.—

Development pursuant to this permit shall be undertaken pursuant
to the following terms and conditions (1) The modifications des-
cribed in withdrawal of affirmative threshold determination dated
28 June 1977, copy attached as part of this permit. (2) Building
Permit application shall include a detailed landscape plan to indi
cate existing vegetation along north line of access road, provide
ten (10) foot landscape setback along south line of access road, and
manner of treatment and maintenance of same landscape areas.
This permit is granted pursuant to the Shoreline Management Act
of 1971 and nothing in this permit shall excuse the applicant from
compliance with any other federal, state or local statutes, ordi-
nances or regulations applicable to this project, but not incon-
sistent with the Shoreline Management Act (Chapter 90.58 RCW).
This permit may be rescinded pursuant to RCW 90.58.140 (7) in the
event the permittee fails to comply with the terms or condi tionz
hereof.
CONSTRUCTION PURSUANT TO THIS PERMIT WILL NOT BEGIN OR IS
NOT AUTHORIZED•UNTIL.THIRTY (30) DAYS FROM THE DATE OF FILING
THE FINAL ORDER OF THE LOCAL GOVERNMENT WITH THE REGIONAL

tions for the proposal are revised to reflect the following modifications in a
satisfactory manner.

Your letter regarding the Shoreline Management Substantial Develop-
ment Permit by Allied Body Works, Inc. has been referred to me for answer.
I'm not.sure that all my remarks will be directed to the Shoreline
Permit aspect, but you can sift out the extraneous material. I don't
want it to appear that I'm throwing cold water on the development, but
there are some problems,
1. Entry to the property from Interurban Avenue directly west is very
near the intersection at 42nd and Interurban Avenue and could pre-
sent traffic problems.
2. It is unclear how the property will be served with water and sewer
facilities. The realtor handling the sale has talked to the Codiga
family informally. He suggests an easement across some of our ad-
joining property, but no definitive statements have been made.
3. The creek which separates the two Banchero parcels of property
must be reckoned with. Its outfall is the Duwamish River. In or-
der to make full use of the property, the creek would need to be
bridged or diverted, a fact that may1be important to Shoreline Man-
agement requirements.
