2) Approval of elevations prior to issuance of Building
Permit.
3) Approval of detailed landscape plans prior to issuance
of, Occupancy Permit.
D. Doce's Landscape Plan
Staff displayed landscape plan noting the plan states the
plantings would be accomplished in phases with the last phase
being completedwithin:60 months. Staff assumed this phase
system was due to the cost of providing such an intense land-
scape effort of high quality. However, recommended the time
period be shortened so as not to exceed 24 months.
Motion by Mr. Kirsop, seconded by Mr. Zepp and carried to
approve the landscape plan presented with the following stip-
ulations:
1) Trees indicated along the street fronts be planted
60 feet on center during Phase I (winter 74 -75)
with the remaining number of indicated street tree
plantings be accomplished during Phase II (winter 75 -76).
2) Interior plantings indicated for the parking lot,
including the Lombardy Poplars, be accomplished during
Phase III (winter 76 -77).
E. C,C .& F (M -3) Landscape Plan
Staff displayed landscape and irrigation plan recommending
approval as this plan is essentially the same landscape theme
as that existing at C,C & F Buildings #1, 2 & 3 located im-
mediately north of this development. Thus, the' proposed
landscape plan provides continuity along Andover.Park East.
Motion by Mr. Link, seconded by Mr. West and carried to ap-
prove the landscape plan as presented.
F. #741 Segale Business Park
Staff displayed site plans and elevations, noting the land-
scaping indicated should coincide with the Master Landscape
Theme recently approved by the Commission.
Motion by Mr. Kirsop, seconded by Mr. Link and carried to
approve the site plan, elevations and landscaping with the
acknowledgement that all landscaping shall coincide with the
Master Landscape Theme.

would be Thursday, April 25, 1975.

This office has reviewed your application for a 1975 City of
Tukwila business license. In so doing, it has come to our
attention that none of the landscape plan requirements, as
approved by the Planning Commission on November 21, 1974,
have been fulfilled.
We cannot overstress the importance of the necessity of the
required landscape strip as required by Section 18.32.020 (e)
of the 'Tukwila Municipal Code. Due to the conspicuous lack
of such satisfactory fulfillment, this office has requested
the City Clerk of the City of Tukwila withhold issuance of
your 1975 business license until such time as Section 18.32.020
(e) is satisfactorily fulfilled.
Should you have any questions or desire to discuss this
matter please contact this office at your convenience.

In reviewing the business license application for the above-
referenced business, it has been determined by this office
that the landscape plan, as approved by the Planning Commis-
sion, has not been fulfilled. Thus, this office requests
issuance of said business license be withheld until said
landscape plan is fulfilled or such revision as may be .
requested by Doce's is approved by the Planning Commission.
Mr. Doces has been informed of this action per the attached
copy of correspondence.

Q This letter is forwarded to you as per a request for an additional curb
CL cut approximately adjacent to the covered entrance to the Doces
Southcenter Building.

3 There are several critical factors involved in denying this request.
W The major problem is that of having an entrance quite close to a
N major intersection within the City of Tukwila, and the ensuing
possibility of cross traffic at the westbound left turn lane on
South 180th Street. This intersection receives considerable heavy
'U traffic from the two large industrial complexes located south of
South 180th, namely Segale Inc. and" Associated Sand and Gravel.

Although this proposed curb cut could be signed for No Left Turn or Right
Turn Only, this does not guarantee that any person traveling through that
entrance would pay heed to that sign also, the construction of several
driveways in a critical intersection of this sort, can become even more
complicated as other land developes immediately south of South 180th
Street. Conflicting curb cuts between adjacent developments can cause .
extreme traffic hazard and conjestion. This is a particular item that
must. be taken into consideration in any development.
At the time that the site plan was approved for the entire Lincoln
Property and Doces development, there were numerous other curb cuts
which were deleted or rearranged for the aforementioned and other
reasons. This site plan has been approved and, in my opinion,
provides adequate access and curculation to the complex. It is my
opinion that the problem you are experiencing of people not noticing
the entrance on South 180th Street could•be alleviated through a
tastefully done signing project. .

contact Landscape Architect For a review of the eitua -'
tion prior to the installation of plants.
8. provide "egriform" planting tablets 20 -10 -5 (2 yr.
only) for trees, shrubs and groundcover.
9. Apply "namocote" top dressing per manufacturers recom-
mendations to. all planting. areas.
10. Provide all planting areas with uniform 2" layer of
bark mulch as "steerco ".
11., The Contractor is to guarantee.materials and - workman-
ship for'a period of one year following appfroval by
Owner and'Landscape Architect.
12. All treed are to be staked as per attached, details: .
13. Contractor to apply 2nd application of "oealocote" top
dressing to. all planting areas 6:-months after initial..'
