The Tukwila Planning Commission, at its regular July
meeting, conducted a public hearing to consider your
request for a variance from Section 18.32.030 of the
Tukwila Municipal Code to allow the erection an eighty
foot light standard at the development commonly known
as Parkway Plaza, Tukwila. •

It was the unanimous conclusion of the Planning Commission
that no proof of hardship, as required by Section 18.72.010
of the Tukwila Municipal Code, had been established and
denied your request as described above. The action taken
by the Planning Commission is final and the applicant can
only appeal said decision to the Superior Court of King
County within ten (10) (lays of the date of such Planning
Commission action.

APPLICATION. FOR VARIANCE
TO THE CITY OF TUKWILA
Pursuant to the provisions of Chapter 18.60.030 and
18.60.035 of the Tukwila Municipal Code which permits the
erection of structures, including. light poles, to a height
of 300 feet within. the CM zone, no variance is required.
However, if a variance is called for, it should be granted
due to the particular circumstnaces.in this case.
Businesses located within Southcenter.Parkway'have
a large percentage of their business volume in the evening
hours. It is essential that the parking area surrounding
the Mall have excellent lighting for the safety of each
shopper. Several businesses have reported concern on the
part of shoppers and employees over the present lighting
facilities. Not only is present lighting inadequate to pro-
vide a clear view of parking curbs and pedestrians but,
further, it is inadequate to secure the safety of community
shoppers, and their automobiles, in the parking lot facilities.
Due to the size and shape of the property and the limited
parking space available, there is no efficient means by
which several. light standards can be constructed to provide
the necessary.lighting without greatly diminishing the parking
facilities as well as obstructing the flow of traffic. Thus,
the only viable alternative is to construct a single lighting
standard which will provide sufficient.. lighting, . .promote... ...,
safety of pedestrians and drivers alike, and . at the same
time produce an efficient use of the property. Furthermore,
such lighting will result in far greater...conservation of
energy. The light fixture will only be used during the
hours of darkness that the. stores are open to the public.
The light will be on approximately five hours on the longest
day in the winter and approximately one -half hour in the
shortest day in the summer.. The lightwill be controlled
by a photo - electric cell to turn it on and a time clock to
turn it off. .
That portion of the southeast quarter of the southwest quarter and of the southwest
quarter of the southeast quarter of Section 26, Township 23 North, Range 4 East, Willamette
Meridian, and of the northwest quarter of the northeast quarter and of the northeast quarter
of the northwest quarter of Section 35, Township 23 North, Range 4 East, Willamette Meridian,
King Zounty, Washington, described as follows:
Beginning at the northwest corner of the northeast quarter of said Section 35;
Thence South 87 °44'08" East along the north line of said northeast quarter a distance of
140.16 feet to the true point of beginning;
Thence South 02°24'12" West parallel to the west line of said northeast quarter a distance
of 894.23 feet to the north line of the south 430.00 feet of the northwest quarter of
the northeast q.,3rter of said Section 35;
Thence North 87'50'09" West along said north line a distance of 140.16 feet to the east
