This office has reviewed your proposed short plat for
Allstores Realty property located at the southeast corner
of the intersection of Strander Boulevard and'Southcenter
Parkway. Pursuant to the provisions of RCW 58.17, the fol-
lowing stipulations must be complied with prior to approval
of said proposed short plat.
1) The attached forms be completed by the landowners
to the extent required. '
2) Page 3 of the attached forms be completed to in-
clude the plat in reduced scale.
Monumentation be accomplished at all proposed
parcel corners.
.Although the plat will be approved without additional right -
of -way requirement, Parcel I, at the time of development,
will be restricted to right turn in and right turn out only
on Strander Boulevard due to present and future channeliza-
tion. Left turn access and egression Southcenter Parkway
will be restricted to the southerly 150 feet; approximately,
of Parcel I.

1. Adequate ingress for emergency vehicles must
be provided. .Also, access lanes throughout
the site are required... These require
unobstructed width & height of 12 feet.
Minimum turning radius of 3$ feet is also
required.
2. On -site fire hydrants must be provided per
City Ordinance #729.
3. All buildings over 20,000 square feet, total
Tloor area, require protection by automatic
sprinkler systems.
Any high -rise buildings must comply fully
with Section 1807 of the 1973 edition of the
Uniform Building Code (as revised in City
Ordinance #$47).
