This is to confirm the approval, by the Tukwila Planning
Commission, of . the revised site plan for the Garden
Office /Retail Complex to be located near the inter-
section of Strander Boulevard and the West Valley
Highway.
The plan was approved subject to approval of, detailed
landscape plans prior to issuance of occupancy permit.

Motion by Mr. West, seconded by Mr. Zepp and carried
to.approve the proposed sign provided the sign be set-
back from all property lines a distance at least equal
to the overall height of the sign.
BOARD OF ARCHITECTURAL REVIEW:
A. Site Plan Review - McCann Project #247
Staff read Staff comments and recommendation.
Motion by Mr. Link, seconded by Mr. West and carried to
approve the plan subject to the following stipulations:
1. Removal of the two (2) parking spaces
indicated at the northeast corner of
the building.
2. All parking stalls be 9 feet in width and
aisles for 60 degree parking be a minimum
of 15 feet.
3. Approval of detailed landscape plans, to
include that area along the P -17 channel, .
prior to issuance of occupancy permit.
B. Site Plan Review - Cabot, Cabot & Forbes (M -3)
Staff noted previously suggested revisions have been
made satisfactorily and recommended approval.
Motion by Mr. Sneva, seconded by Mr. Lamb and carried
to approve the plan subject to approval of detailed
landscape plans, to include that area along the P -17
channel, prior to issuance of occupancy permit.
Site Plan Review - Don Koli Andover East Center
Staff noted this site plan is excellent improvement
over previous shopping center plans and recommends
approval.
Motion by Mr. Link, seconded by Mr. Zepp and carried to
approve the plan subject to approval of detailed land-
scape plans prior to issuance of occupancy permit.
D. Site Plan Revision - Olympia Brewery Distribution
Staff noted the proposed fencing will be adequately
planted with screening landscape. Motion by Mr. Sneva,

C. Site Plan Review - Don Koll Center - Andover East
This site plan is actually a revision of the previously
reviewed Don Koll Shopping Center. Uses will be chiefly
office and service space with.a much lesser degree of
commercial activity. Sidewalks are included where deemed
desireable, parking is provided beyond the code require-
ments and circulation is good. Only the questions of
whether or not any truck loading /unloading and outdoor
storage remain unanswered.
Overall, Staff considers this to be a prime example of
what can be produced through serious comprehensive design
considerations. Staff recommends approval subject to
approval of detailed landscape plans prior to issuance
of occupancy permit.

D. Tukwila Long House
This is a civic project being planned by a Tukwila council-
man and no definite means of financing it have been found.
However, the Commission has been asked for its formal
blessings and Staff recommends approval provided that a
landscape strip be provided along Christiansen Road at
least fifteen (15) feet in depth.

Re: Traffic Access
Property located at SW quadrant of intersection
Strander Blvd., West Valley Highway
Enclosed please find a zerox copy of a portion of drawing 19 of
30 titled Strander Blvd. Extension, Pavement Striping Plan.
On this map I have indicated the access points which will be
allowed to the subject site. As you will note the access located
near the south property line will allow access from southbound
West Valley Highway into the site and access from the site to
southbound West Valley Highway only. As indicated on the draw—
ing, the obvious interference between the northbound West Valley
Highway stack lane to westbound Strander Blvd. would not allow
cross traffic to northbound West Valley Highway.
It is also requested that the access point to the future Shopping
Center site and the subject site be located directly across from
each other to allow free flow between the two sites and not
cause confusion within the stack lane. Also, it would be advisable
to locate these-access points approximately mid section in the
two way left turn lane to allow a small stack lane for traffic from
both easterly and westerly directions.
As is normal, the final concept will have to be approved by the
Washington State Highway Department, District No. 1, but I for
see no major problems in approval of this general concept.
