SHORELINE MANAGEMENT SUBSTANTIAL DEVELOPMENT
Development shall be undertaken pursuant to the following terms and con -
ditions:
1. The issuance of a license under the Shoreline Management Act of 1971
shall not release the applicant from compliance with federal, state,
and other permit requirements.
2. This permit may be rescinded pursuant to Section 14(7) of the Shore-
line Management Act of 1971 in the event the permittee fails to comply
with any condition. hereof.
3. A construction permit shall not be issued until forty -five (45) days
after approval by the City of Tukwila Planning Department or until any
review proceedings initiated within this 45 day review period have been
completed.
Pursuantto Section 14, Chapter 286, Laws of.1971 Extra Session, the
City of Tukwila has taken the following actions:

SUBJECT: Shoreline Permit #73 -07 (Steak & Ale Restaurant)
DATE: 18 Nov. 1975
A shoreline Management Permit was approved for a shopping center and restaurant
on either side of Strander Boulevard lying east of the Green River on 15 June
1973. Although the shopping center has not progressed toward construction, the
restaurant (Steak & Ale) has submitted plans and pursued a building permit to
construct the facility in a manner consistent with the Shoreline Master Program
developed by Tukwila subsequent to the issuance of this permit.
It is the determination of this office pursuant to WAC 173 -14 -060 that although
the permit is more than 2 years old the proposed development has maintained
substantial progress toward construction (in the form of revising plans to
conform to the Master Program to obtain a Building Permit) thus the original
Shoreline Permit remains valid for the restaurant facility only.
If no notice of appeal has been received by the above date, construc-
tion pursuant to the permit may then commence provided, however, all
other local, state, and federal laws regulating such construction
have been complied with.
